A QUALITY HOUSE AND EQUESTRIAN PROPERTY in the heart of Sussex Countryside with far reaching views. Located in a country lane leading to bridle paths surrounded by 4 ACRES OF LAND with a stream and ponds. All the outbuildings have recently been erected and the house has been completely updated and extended to provide practical, as well as spacious and versatile accommodation for those either living an outdoor life, or additional family requirements with a bedroom and bathroom on the ground floor. The house: Originally built in 1948 and extended recently to provide modern day family living: Entering into a large hallway with Karndean flooring extending into the living accommodation. To the right is a large, double aspect sitting room with bi-fold doors out to the garden and open fireplace with woodburning stove. The kitchen and dining room form the hub of the house; the culinary area is fitted with a range of Howden units with a central island and breakfast bar, an extensive range of floor and wall cupboards, quality sink with Frankie Hot Tap, built in fridge and freezer, dishwasher and electric Cuisine Master range. Porcelain floor with under floor heating and double bi-fold doors along two walls, brings the outdoors in, with the views across the land and beyond. To the left from the hallway is an INNER HALL which separates the accommodation if more private ground floor living is required. On this side of the house is a cloakroom, fully fitted and modernised shower room, a small study, a very large DOUBLE BEDROOM with double aspect and the sort of UTILITY ROOM any outdoors person would love. Fitted with a range of units, sink, space for washing machine and tumble dryer, coat and boot racks and a door to the garden with a good, fully washable tiled floor. AGENTS NOTE: If separate annexe accommodation is needed, this utility room is large enough to become a full kitchen with separate entrance.
On the FIRST FLOOR: Thought has been given to provide three VERY LARGE bedrooms and a luxurious bathroom fitted with a bath, separate shower, wash basin and w.c. If en-suite facilities are required, each room has more than enough potential to add one in.
OUTSIDE: On entering the driveway there are two access gates; one to the house and the second into the yard and fields. The driveway to the house is shingle and approached via a five bar gate. A pond is to the right and a double open barn garage with electricity connected. The second access to the yard is secured with a wide five bar iron gate suitable for large vehicles. All the outbuildings have been recently constructed and have full power and water (three phase electrics are in the road (tbv) if required). Dimensions on plan attached. There is access from this drive to a lower drive leading to the back of the house, STABLES, KENNELS AND SAND SCHOOL.
EQUESTRIAN FACILITIES: Purpose built MONARCH stables with revolving feed mangers, 2 x 14' x 10' and 1 x 12' x 12' . Automatic lighting, water and brick yard. Secure tack room. Substantial barns for hay storage and machinery. Two large KENNELS. SAND SCHOOL 40m x 20m with external light from house directed at school. THE LAND: Amounting to approximately 4 ACRES of paddock with post and rail fencing and water troughs. Additional land available upon separate negotiaions.
SERVICES: New Klargester sewage treatment plant. Oil fired central heating. Tax Band F.
