Pennington Hall is situated on the edge of the village of Elsenham and is a Grade II Listed traditionally constructed timber framed period house, probably dating from the early 17th century. The dovecote which lies close to the house is also Grade II Listed. There were additions to the house in the 18th century and a more modern extension to the west wing. The property has significant character including many exposed timbers and attractive views over outbuildings and grounds.

The accommodation is shown on the floor plan, but includes three reception rooms, kitchen/breakfast room, utility and cloakroom, sitting room, dining area and conservatory (which may need replacing). On the first floor there are three good double bedrooms, one with a large dressing room which is of sufficient size to provide another bedroom or nursery. There is also a spacious attic offering the potential for further bedrooms.

The gardens are very much a feature, well-established with a terrace at the back of the house, a well, lawns and shrub borders, an area of meadow and woodland. The house has a right of way over a driveway shown on the plan to the north of the house, which is not in the ownership of the house, and leads to a relatively modern blockwork outbuilding 13.06m x 8.10m which has been used for storage but could equally be used as a garage/workshop. The site in total amounts to about 5.75 acres.

Adjacent to the house there are a number of mainly timber framed outbuildings, the most notable being the Dovecote. The Listing describes it as a building dating from the 17th or 18th century, similar in shape to the Dovecote at nearby Elsenham Place, square on plan. Two storeys, the ground
storey flint and brick and the upper storey is timber framed and mainly plastered with pargetted and weatherboarded elevations and pyramidal tiled roof. The larger outbuildings lie across the driveway and include garaging, storage buildings, potting sheds etc and two barns probably late 18h century and timber framed and weather boarded. These buildings also fall under the Listing of the main house. There is potential for development of these outbuildings subject to planning consent. The larger barn was granted planning permission for conversion to residential accommodation around 20 years ago but this has now expired

Agents notes: The property is sold with vacant possession subject to grant of probate. The modern barn does not have planning consent so may need to be removed or consent sought. Access to this barn is via a separate driveway which is under different ownership. There is right of way access and the title deeds note that the owners of Pennington Hall are required to make a reasonable contribution to the upkeep of this driveway. Elsenham is a sizeable North Essex village with primary school, Tesco Express supermarket, hairdressing salon, Indian takeaway, post office/shop, village inn and mainline station to London Liverpool Street. The village is approximately 4 miles from the market town of Bishop’s Stortford where there are further shopping, educational and recreational amenities, including a mainline station. The historic market town of Saffron Walden lies approximately 8 miles to the north of Elsenham and offers further comprehensive facilities.
