FOR SALE BY INFORMAL TENDER
A valuable parcel of land extending to about 6.29 acres, situated just over half a mile from the centre of Chobham. Principally comprises rough permanent pasture, and was formerly used for horticultural purposes, having been part of a plant nursery.

METHOD OF SALE
Due to the considerable interest generated by the above land, it has now been decided that we will invite ‘best and final offers’ through an informal tender process. Below are a list of points that need to be observed:

a) The land is offered for sale by informal tender (unless sold previously) whereby best and final offers, subject to contract, are to be received in writing or by email no later than 12 noon on Friday 23rd April 2021.

b) Offers are to be emailed to m.penfold@batchellermonkhouse.com.

c) Offers should be ‘subject to contract’ only.

d) Offers should be for a finite sum and any escalating bids above any other received will be disallowed.

e) The letter should include the name and address of the solicitor acting together with information on how the purchase is intended to be funded, with independent verification that funds are available to proceed.

f) Any conditions that may affect the offer must be stated clearly in the letter, e.g. survey, mortgage requirement or if the purchase is dependent upon the sale of another property/asset.

g) Whilst it is the vendors firm intention to sell, they do not undertake to accept the highest offer or indeed any of the other offers received. All offers will be treated in the strictest confidence.

DESCRIPTION
The land is approached via a gated entrance which leads to a wide drive at the end of which the land opens up to the south west. It principally comprises rough permanent pasture, and was formerly used for horticultural purposes, having been part of a plant nursery.

The land is level and is understood not to be susceptible to flooding (Environment Agency Flood Zone 1).

It borders fields to the south and residential properties to the north.

DEVELOPMENT AND OVERAGE CLAUSE
Whilst the land lies within the Green Belt, it is considered to have long term development potential, subject to relevant consents being obtained and as such represents a valuable capital investment.
