A haven for wildlife. A delightful and rare opportunity, very accessible yet quietly located, parcel of land, about 3.5 acres, set in the upper reaches of the River Caen catchment area between Knowle and West Down and within 1/2 mile of the A361 Barnstaple to Ilfracombe Road. at Heddon Mills

To the north boundary is an area of mature woodland running down and including the River Caen.

Above this a field managed as rough grassland habitat and the slopes are a species-rich wildflower area. This could easily be divided into 2 or 3 smaller paddocks for limited stock grazing and ease of management.

Around this area sections of recently planted woodland. These include a wide variety of specimen and other trees including Pine, Liquidambar, Paperbark Birch, Tree of Heaven, Walnut, Cobnuts, Douglas Fir, Norway Spruce.

There is a small orchard area containing Heritage varieties of Apple and Pear, along with Plum, Greengage, blackcurrant and Gooseberry bushes.

A pond was installed last winter and will become more established and there is a habitat survey from the Bumblebee Conservation Trust for those who may be interested.

It also has an excellent agricultural storage building some 9m x 4,25m with a temporary lean to and the terrace above the barn has been used as a kitchen garden.

The whole is designed to encourage wildlife with many butterflies, moths and insects encouraging birdlife and also evidence of red deer and badgers passing through the property.

The field is about a 1/2 mile to the east of the A361 Barnstaple to Ilfracombe Road as it passes through the four Crossway at Heddon Mills with the village of Knowle about a mile to the south, West Down being 2 miles north and Braunton being 3 miles. The dramatic North Devon coastline from Saunton through to Croyde, Putsborough and Woolacombe being about 5 miles.

Planning - Consent for the agriculture store shed, pond and kitchen garden was granted by North Devon Council under application number 50108 on 11th June 2010

Overage Clause - There is an overage clause imposed by a previous owner to receive an uplift if residential planning is approved on site up to 2057
