Tutts Clump/Rotten Row
A cherished hamlet, considered to be one of the best in West Berkshire, situated on the southern edge of the picturesque Pang Valley. Tutts Clump/Rotten Row lies about a mile southeast of Stanford Dingley close to the neighbouring villages of Bradfield and Bradfield Southend. Legend has it that the name of the village of Tutts Clump is derived from an English Civil War General. There is something undeniably special about this area which is an Area of Outstanding Natural Beauty (AONB), ideal for walking, cycling and riding pursuits. There is a good selection of local amenities and schools (both private and state) within the vicinity including Bradfield College with a leisure and tennis complex and a shop with Post Office in nearby Bradfield Southend.

Orchard Cottage
Originally known as The Bungalow and likely to have been constructed in the 1930s with characteristics typically associated with that era such as part tiled hung elevations to the bay windows and the colour of the brickwork. In recent years the property has been much improved by the current owners, including a substantial sympathetic extension in 2009, as well as the construction of a marvellous barn-style detached annexe in 2011. Orchard Cottage will not only appeal to those people requiring an annexe but also to those purchasers needing more accommodation by way of joining the two buildings together (subject to usual consent). The property now makes for a truly wonderful country residence with lovely landscaped secluded gardens in a prime village location, set amidst the glorious surrounds of the West Berkshire countryside.

Entrance Hall, Sitting Room, Open-Plan Kitchen/Breakfast/ Dining/Family Room, Utility Room, Three Bedrooms & Two Bath/Shower Rooms. Annexe: Open-Plan Sitting/Dining Room with Kitchenette and Walk-in Pantry/Store/Freezer Room, Two Bedrooms & Bathroom. Two Driveway Areas, Double Car Port, Detached Garage with Adjacent Store/ Workshop, Mature Private Gardens with Summerhouse, Approx. 0.26 Acre Plot.

Annexe/Carport: An attractive barn style building of brick and timber construction with a tiled pitched roof. The annexe could obviously serve as accommodation for a relative or indeed could be let out to provide a rental income of approx. £1,000 PCM. Attached to the annexe is a double carport with a covered log store.

Garden: Outside lighting and water, access to water softener, oil storage tank. The plot measures about 0.26 of an acre and is particularly private with well-defined hedged/fenced boundaries. The main garden area is on the south side of Orchard Cottage and therefore enjoys a delightful sunny aspect. There is a sizeable paved terrace featuring attractive limestone flagstones, adjacent to which there is an old brick pathway beyond which there is a large expanse of level lawn with attractively shaped borders stocked with an array of flowers and shrubs including some more unusual varieties and a feature old apple tree. There is the most charming summerhouse located in the far corner of the garden which could otherwise serve as an office. Access to driveway, garage and store. On the north side of Orchard Cottage is the second driveway with an automated sliding gate, further pathways with retaining low-level brick walls and an arched gate set in a mature hedgerow enabling access to/from Green Lane.
