A Tudor country house with medieval origins, lovingly restored and retaining all the atmosphere and charm of the age

York’s Tenement was acquired by the current owners in 2008 who then commissioned an extensive restoration of the property – preserving the extraordinary history and atmosphere that forms the character throughout the house. With medieval origins but mainly dating from around 1592 with later additions, the accommodation is laid out over three floors with entrance door opening into a stunning kitchen/dining area with exposed brick floor, open fireplace with bressumer beam over and light from both the front and rear elevations. This makes for an excellent entertaining space, being open plan with a range of cupboards, drawers, work surfaces, original workbench and 2-hob AGA with electric hob to one side. Beyond is the utility room with butlers sink & WC with overhead cast iron cistern.

In the centre of the house is the regency room with large casement windows and original iron hob fire grate and carved wooden surround set on a brick plinth. Exceptionally spacious sitting room with imposing open brick fireplace with bressumer beam over and windows to the front and rear elevations with chamfer central tie beam and access to the front entrance lobby, together with door to the former dairy currently utilized as a wine store/cellar. Inner hall with pamment floor, staircase to first floor and door through to the study with casement windows on the gable and front elevations, exposed brick fireplace with brick hearth, fitted bookshelves, exposed ceiling timbers and return door to the entrance lobby.

First floor landing with exposed oak/elm boarded floor with traditional tin strips fixing the boards as necessary. Door and staircase to attic room above. Principal bedroom with en suite bathroom, 4 further bedrooms, family bathroom, shower room and en suite bathroom. Bedroom 5 currently used as a study and served by a secondary staircase, returning to the kitchen and dining room below.

OUTSIDE

Set opposite Cockfield Hall, the principal entrance to York’s Tenement comprises a meandering gravel drive past grazing paddocks to the front of the house. High level beech hedge, together with maturing beech trees and secondary vehicular entrance shared with the neighbouring property. The formal gardens are located to the rear of the property and face due south and are predominantly laid to lawn, interspersed by a number of mature specimen trees and enclosed within parkland style fencing. Brick terrace, former well, useful brick and flint store, closed courtyard area and gate providing access to secondary driveway, with potting shed and open fronted lean-to wood store.

Open fronted cartlodge with immediate gardens and grounds surrounding the house extending to approximately 1 acre. Beyond are pretty parcels of wild flower/water meadows fronting the River Yox, together with water courses. The land is almost entirely stock proofed and currently let to a sheep grazier on an annual basis. Beyond is an enchanting private wood partly laid to grass.

LOCATION

York’s Tenement is in an accessible location just outside Yoxford’s village centre and off the A12 with easy access to the Heritage Coast, Aldeburgh, Southwold, Thorpeness and Dunwich. The village itself provides a village store, an assortment of antique shops, galleries, primary school, 2 pubs, a café and restaurant. It is also home to an annual arts festival held in August each year. Saxmundham lies 4½ miles to the south with a good range of amenities including Waitrose and Tesco supermarkets, bank, doctor’s surgery, chemist, ironmonger and dry cleaners. To the south is Snape being home to Aldeburgh music. The internationally renowned RSPB Minsmere with its coastal nature reserve and previously home to the BBC Springwatch is only 5½ miles to the east. The nearby rail station at Darsham is within easy walking distance providing regular services to Ipswich and London Liverpool Street Station.
