SITUATION
The land is located between the A454 and the River Worfe, approximately 1 mile from the village of Worfield. The picturesque market town of Bridgnorth on the River Severn lies approximately 2.5 miles to the west, with the larger town of Telford approximately 9 miles to the north and Wolverhampton 10 miles to the east.

DESCRIPTION
The land comprises a single enclosure of rough pasture with both main road and river frontage extending to approximately 6.75 acres (2.733 ha). The soil type is reported as being freely draining, slightly acid, sandy soil, however, being low lying and adjoining the River Worfe on the northern boundary the land is susceptible to flooding and can lie wet. The land is classified as Grade 3 on the Agricultural Land Classification Maps of England and Wales.

The land benefits from fishing rights to the River Worfe and provides opportunities for both amenity use and the creation and enhancement of wildlife habitats or seasonal grazing.

CONDITIONS OF SALE
Please note that the property is sold in accordance with the Common Auction Conditions (4th Edition, March 2018) (a copy of which is included with the Legal Pack). Special Conditions of Sale relating to each lot are available upon request from the Auctioneers or the Vendors Solicitor prior to the auction. The contract and special conditions of sale will not be read out by the auctioneers at the auction, but will be available for inspection at the auctioneer's offices or the vendors solicitors for a period before the auction date. Purchasers will be deemed to have inspected these Special Conditions of Sale and will be legally bound by these conditions which will form part of and will be attached to the Sale Memorandum.

BUYERS PREMIUM
In addition to the contract deposit required, buyers should note when bidding, that on the fall of the hammer, they will be responsible for paying a Buyer's Premium. This is additional to the purchase price and is set at 2% plus VAT, i.e. (2.5%) of the "hammer price", subject to a minimum fee of £1,950 plus VAT (£2,340).
