Unique individual property with wonderful views, set in grounds of 3.75 acre and comprising 3901 square feet principal residence, income generative two storey outbuilding and additional detached barn

Comment from Robert Reed of Gascoigne Halman

Wigans Lake Farm is an absolute delight. Built by its current owners and completed in 2007, this was a home constructed with modern day living requirements integrated into every aspect of the house. Since that point it has continually been invested in and is a much treasured family home that has extensive space, excellent grounds of 3.75 acre, lovely rural views, a storage barn and a terrific high specification two storey outbuilding that generates monthly income.

The present and only owners have endeavoured to make sure the home was tastefully developed to the highest standard and this personal touch can be seen throughout the home. It is a secure location, positioned on the principal road between Norley and Frodsham. Yet when you go through the gates it is like entering a Narnia style environment that feels surprisingly private and mature.

I see this as the ideal property for those with growing children, as the space is superb and so flexible. The house itself is just under 4000 square feet and in total has five bedrooms, three luxurious bathrooms, four reception rooms (one of which is an orangery) and a fantastic open plan kitchen at its heart. Personally I love the top floor games and cinema room!

As the photographs demonstrate, the specification and finish is superb with some key features including the beautiful oak staircase, wood burning stoves, bi fold doors, a high grade kitchen, luxurious bathrooms and a sophisticated CCTV system.

The feature which offers this property to a whole additional dimension is the outstanding 1212 square feet two storey outbuilding. At ground floor level is a large double garage, whilst at first floor there is a wonderful self contained studio / annexe.

The potential uses for this include an income generative short term let (already well established), a base for visiting family and friends to stay, a teenage rumpus room, or even as a dedicated work from home office for those who require large open spaces and would appreciate separation from the house. Just as in the house, the quality and attention to detail is really impressive.

Externally there is an electrically operated security gate entrance, more than ample parking for a multitude of vehicles, lovely gardens with dedicated entertaining spaces, large lawned paddocks and an additional detached barn, presently used for storage.

Kingsley is a great village with a strong sense of community spirit and increasingly good amenities - the state of the art co-op convenience store being a good example. This house offers superb value, on every comparable measure. Come and see, you will be impressed!
