SITUATION
Coxall Baptist Church is located adjacent to the B4367 Clungunford/Bedstone to Bucknell Road, in a rural area of south Shropshire. It lies approximately one mile from the village of Bucknell which has a school, garage, butchers, public house and post office, and approximately 7.5 miles from the nearest small town of Craven Arms which has a number of other facilities and points of interest.
DESCRIPTION
Coxall Baptist Church is a detached single storey property of brick construction under a slate roof, with dressed stone lintels and cills and timber framed windows with some stained glass detail.
The site area extends to approximately 0.15 acres (0.06ha) and the Church sits at the centre of its cemetery which we believe was extended in the 1930’s. The Church itself was constructed in 1871 according to the date plate.
A concrete path leads from the roadside to the front and side doors. To the front of the property there is an iron railed boundary with stone pillars and to the sides are hedge and fence boundaries.
INSIDE
Double timber front doors lead into a vestibule entrance area with two further doors leading into the main congregational area which has a timber floor, timber panelling to a height of approximately one metre and a high ceiling.
We believe there is a Baptistry Bath beneath the floorboards in front of the pulpit, though we were unable to investigate further as the floorboards are screwed down.
Two doors lead from the main congregational area into the rear kitchen area which has a timber floor and units on two levels.

OUTSIDE
Outside, there are cemetery areas to the front and rear of the property.
At the rear, the Church benefits from a lean-to of brick construction which currently houses a camping toilet, along with a separate storage shed of timber construction.
SERVICES
We understand there is no water, electricity or foul drainage at the property. Heating has previously been via gas cylinder fired heaters which are currently disconnected.
RIGHTS OF WAY, EASEMENTS AND COVENANTS
The property will be sold subject to any wayleaves, public or private rights of way, easements and covenants and all outgoings whether mentioned in these sales particulars or not.
BOUNDARIES, ROADS AND FENCES
The Purchaser shall be deemed to have full knowledge of the boundaries and neither the Vendors nor their Agents will be responsible for defining any ownership of boundaries, hedges or fences. They will however provide whatever assistance they can to ascertain the ownership of the same.

GUIDE PRICE/RESERVE
Guides are provided as an indication of each sellers minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Each property will be offered subject to a reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure guide.
MONEY LAUNDERING REGULATIONS
PLEASE NOTE that any person buying or bidding at auction MUST produce TWO forms of identification documentation. One to confirm their name and residential address, i.e, utility bill or bank statement and one photo ID, i.e, passport or driving licence. We will be unable to accept your bid unless you have registered with us and produced suitable ID.
LEGAL PACK
A legal pack will be prepared by the Solicitor in advance of the auction. A copy can be requested from the Selling Agent (see Conditions of Sale below).
CONDITIONS OF SALE
Please note that the property is sold in accordance with the Common Auction Conditions (4th Edition, March 2018) (a copy of which is included with the Legal Pack). Special Conditions of Sale relating to each lot are available upon request from the Auctioneers or the Vendors Solicitor prior to the auction. The contract and special conditions of sale will not be read out by the auctioneers at the auction, but will be available for
inspection at the auctioneer's offices or the vendors solicitors for a period before the auction date. Purchasers will be deemed to have inspected these Special Conditions of Sale and will be legally bound by these conditions which will form part of and will be attached to the Sale Memorandum.
The following special conditions (or similar) will apply:
1.To allow access to the cemetery at all reasonable times, to all persons wishing to tend particular graves in the Property;
2.To keep the cemetery, pathways, boundary features etc. of the Property maintained and in a good state of repair;
3.To maintain and ensure the safety of memorials not attended by family members or descendants
4.To permit existing graves at the property to be opened up so as to allow family members of the people already buried at the Property to be buried in the same place;
5.To provide new graves for the former members of Coxall Baptist Church and permit the burial or interment of human remains in the burial areas at the Property, providing the person wishing to be buried or interred has made a prior written application to the Trustees;
6.To give vehicular access at reasonable times over the Property to any persons that require access to the Property with a mechanical digger or such machinery for the purpose of excavating the ground to create a new grave.
7.To comply with all current and subsequent burial legislation
8.Permit funeral services to take place at the time of such burial or interment as well as to allow access to the burial areas to mourners attending the service;
9.Not to dispose of the building without prior consent of the WBUC in respect of the covenants. (‘No disposition of the registered estate (other than a charge) by the proprietor of the registered estate, or by the proprietor of any registered charge, not being a charge registered before the entry of this restriction, is to be registered without a certificate signed by The Welsh Baptist Union Corporation Limited (CRN: 173908) or their conveyancer that the provisions of clauses…)

BUYERS PREMIUM
In addition to the contract deposit required, buyers should note when bidding, that on the fall of the hammer, they will be responsible for paying a Buyer’s Premium. This is additional to the purchase price and is set at 2.5% plus VAT, i.e. (3%) of the “hammer price”, subject to a minimum fee of £1,950 plus VAT (£2,340). This fee will apply whether the lot is purchased before, at or after the auction.
