Five bedroom farmhouse with secondary accommodation, substantial outbuildings and land. Just over 10 acres in all.

Description

Dating back to the early 1900s, Hill View Farm is a five bedroom family home occupying a secluded position in a semi-rural setting with wonderful countryside views. In addition there is a stable block adjoining a three bedroom cottage, together with a substantial farmyard comprising a variety of agricultural buildings and adjacent paddock land. Just over 10 acres in all.

Main House
A covered entrance porch opens into the reception hall with a cloakroom and stairs to the first floor. The sitting room is charming, with a dual aspect, exposed ceiling beams and a brick fireplace with an open fire. Across the hall is a study area, leading to the conservatory, flooded with natural light and with lovely garden views, and French doors opening on to the terrace. The kitchen/breakfast room enjoys a garden aspect and is equipped with a comprehensive range of country style units together with a separate larder. Just off the kitchen is a dual aspect family room, again with exposed beams and a lovely brick fireplace with a woodburner. A generous utility room lies adjacent to the kitchen, with space and plumbing for appliances. There are French doors to the terrace and a rear door to an outside covered area. A family shower room completes the accommodation on this floor.

On the first floor the principal bedroom enjoys a dual aspect with delightful views over the paddocks and the Chiltern hills, and en suite bathroom. There is a family bathroom and four further double bedrooms on this floor, two with vanity units with wash basins, and all with views over the countryside.

The house is approached from a quiet country lane, on to a gravelled driveway leading to the double garage and car port. The garden is peaceful and secluded, wrapping around the house and is mainly laid to lawn, backing on to the paddocks. Of particular note is the orchard, with a variety of fruit trees including greengage, apple and plum. There is a summer house, and a generous terrace adjoins the rear of the house providing an ideal setting for relaxing and entertaining.

Stable Block and Cottage
With vehicular access, the stable block comprises a yard, five stables, tack room and a store. Adjoining the yard is a large cottage, built in 2015, with private front and rear gardens. The cottage is well appointed with two reception rooms, kitchen/dining room, utility room and three bedrooms all with en suite facilities.

Farmyard and Outbuildings
There are two entrances giving access to the farmyard, which has a range of outbuildings, including open fronted agricultural buildings, a refurbished Dutch barn and a large timber barn. Beyond the yard and outbuildings is a large area of paddock land surrounded by hedges with a pond in the corner.
