LOCATION
The land is located to the west of the A68 highway at the Bridge over the River Wear near Witton-le-Wear. The northern boundary is formed by the River Wear. The southern boundary is formed by the road from the A68 to Hamsterley.
DESCRIPTION
Lot 1 - comprises a useful meadow paddock which extends to approximately 0.92 Hectares (2.28 acres). The purchaser will be required to erect and maintain a stock proof fence between the points marked A and B on the plan. The land has access directly off a minor adopted road.
Lot 2 - comprises a block of meadow land, pastureland and woodland. The land has access directly off the Hamsterley road. The woodland comprises a mix of species including sycamore, oak and silver birch and is designated ancient woodland. Approximate areas are set out in the table below.

Lot 3 - comprises an area of woodland which extends to approximately 6.15 hectares (15.21 acres). The woodland adjoins the road to Hamsterley. Purchasers should make their own enquiries to the Local Authority regarding access from the adopted highway. The woodland comprises a mix of species including sycamore, oak and silver birch and part is designated ancient woodland.
BASIC PAYMENT SCHEME (BPS)
There are no BPS entitlements available or included within the sale.
The 2022 BPS claim (Lot 1 & Lot 2) is reserved to the vendor and the purchaser shall indemnify the vendor against any losses as a result of any subsequent actions.
EASEMENTS, WAYLEAVES & RIGHTS OF WAY
The land is sold subject to and with the benefit of all rights of way, drainage, water courses, light and other easements, quasi or reputed easements and rights of adjoining landowners (if any) affecting the same and all matters registerable by any competent authority pursuant subject to statute.
Lot 2- is sold subject to a right of access in favour of the owner of the fishing rights on the River Wear. There is a right of access from the roadside field gates (marked “X” on the plan) to the River Wear.
Lots 2 & Lot 3 - are sold subject to a right to fish from the bank of the River Wear.
The vendor is not aware of any public rights of way over the land.

Lot 1 – There are no services connected. Mains water is available to connect to nearby. Prospective purchasers should make their own enquiries regarding connection costs.
Lot 2 & Lot 3 - There are no services connected. There are ponds and watercourses present on the land. No warranty is given or implied regarding water quality or continuity of supply.
TENURE- The land is freehold with vacant possession available on completion. The sale plan attached to the brochure reflects the land owned and included in the registered title. The course the River Wear has deviated and there is now a small area of additional land outside the registered title.
SPORTING AND MINERAL RIGHTS- The sporting and mineral rights are included in the sale in so far as they are owned. The fishing rights on the River Wear are owned by a third party.
OVERAGE- The land is subject to an overage condition benefitting the previous owner. Further information is available from the Agent.
