About the area

Lovington is a small popular village with a church and primary school. It stands a few miles west of Castle Cary which was described as Somerset's prettiest town by Sir Nikolaus Pevsner.
The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Glastonbury, Street, Wells, Somerton, Frome, Wincanton, Bruton, Sherborne and Yeovil are all close by. Bath, Bristol, Exeter and Taunton, are in easy driving distance.

*

The newly opened “The Newt in Somerset” just outside Castle Cary is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate are a Hotel & Spa, Farm shop, restaurants and house & garden shop.

On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 road link is a few miles south.
There are excellent state and independent schools in the area including Ansford Academy (excellent exam grades), Hazelgrove, Millfield, the Sherborne and Bruton schools,, Wells Cathedral and Strode College.

Accommodation

The current owners have lovingly converted this barn with great thought going into every nook and cranny of the project. Character has been highlighted rather than removed with stunning beams, flagstones and beautiful timber work present throughout. Many of the doors within the property have been either reclaimed or specially made for the conversion using high quality oak and even the door handles are rustic, wooden and unique. Despite the rusticism, the barn has modern conveniences including underfloor heating to the living room, double glazing throughout and fibre broadband connectivity. The barn was formerly within the curtilage of a Grade II listed farmhouse and as such is listed by association.

**

Entering the property you are greeted with a lovely reception hall with a vaulted ceiling, interrupted only by a mezzanine and quirky oak “bridge” which connects the bedrooms on the first floor. The floors are covered with fabulous flag stones which continue throughout much of the ground floor.

The kitchen enjoys immense amounts of storage with plenty of units and solid wood worktops within two separate areas plus a most useful larder cupboard which is every cooks dream. There is an Esse Ironheart Wood stove and oven, Bosch electric oven & hob, Belfast sink, secondary sink plus room for a fridge/freezer and dishwasher.

***

Adjoining the kitchen is a surprisingly characterful laundry room with a cobble-esque parquet brick floor. Within the laundry room there is plumbing for a washing machine, a Butlers sink and external door out to a walled, stone courtyard at the back of the property. In a semi-open plan style the kitchen leads through into the breakfast room which has beautiful exposed oak beams and timber panelling.

From the breakfast room doors lead through into the games room and formal dining room which both could be utilised in a variety of uses, adding to the flexibility of the ground floor accommodation.

****

Most worthy of note is the living room which has sublime full height ceilings, exposed timber beams, full height windows to the western aspect and a mezzanine floor above, accessed from the master bedroom. As mentioned the living room has underfloor heating and further heat is kicked out by the toasty wood burner in the heart of the room.
Also on the ground floor is a study which could provide a fifth bedroom, a cloaks cupboard and w/c.

*****

Upstairs there are four bedrooms and two bath/shower rooms; all with high quality reclaimed oak flooring. The master bedroom has two built in wardrobes and accesses a wonderful balcony overlooking the glorious countryside to the south. The guest bedroom is of generous proportions and has a pretty easterly facing Juliet balcony. The bathroom has a roll top bath, w.c and basin whilst the shower room on the opposite side of the “bridge” has a walk in shower with rainfall shower head, basin and w/c.

Outside

From the village lane, a newly added driveway sweeps through the grounds towards the barn and up to a large gravelled parking area in front of the double garage. The garage has two separate wooden doors and is integral to the barn itself. If vehicle storage is not a priority the garaging could also make a fantastic workshop too.

The grounds are mainly grass paddock areas with plenty of scope for a small holding given the ample space available. Interspersed among the paddock are mature trees and shrubs and surrounding the main field are mixed hedgerows. In front of the barn are enclosed vegetable patches which enjoy a lovely sunny aspect. This property really does offer the entire lifestyle of the countryside.

In all the gardens and grounds amount to approximately 1.75 acres.
