A superbly sited private woodland estate on the banks of the River Tavy and located on the edge of Dartmoor National Park

Location

Forming one of the principal rivers rising on Dartmoor, the River Tavy descends through the prosperous market town of Tavistock and continues its way through a deeply wooded valley before joining the River Tamar near Plymouth. Its picturesque wooded banks conceal a long and distinguished history with Buckland Abbey, noted for its connection with Sir Francis Drake, lying nearby and other notable places such as Morwellham Quay, Walreddon Manor and Tavistock itself all testifying to the historic importance of the area.
The wonderful riverside setting of Ludbrook lies discretely hidden away in the valley between Tavistock and Plymouth, yet remains accessible to the commercial, educational and recreational facilities on offer nearby.
Ludbrook enjoys peaceful seclusion and is situated at the end of its own private drive, flanked by attractive hedge banks and its 65 acres of surrounding land ensures privacy, tranquillity and pure air quality. The nearby village of Yelverton is about 3 miles and offers a range of amenities and the popular Drake Manor Inn is a mile walk in nearby Buckland Monachorum. Dartmoor National Park is easily accessible to the east, whilst to the west and a short drive over Denham Bridge, the Tamar Valley opens up opportunities for sailing and boating from Weir Quay. The nearby city of Plymouth offers a mainline rail link to London and the port offers cross channel ferries to mainland Europe.

Description

Ludbrook is a small residential estate in a picturesque wooded setting on the banks of the River Tavy. It has been enjoyed and lived in by the current family for the last 90 years. The estate wraps around the large unlisted house, which is supported by a range of outbuildings providing an income from the holiday cottage and ample facilities for storage.
It enjoys wonderful natural amenity in its broadleaved woodlands and fishing along ½ mile of single bank fishing either side of Denham Bridge.

The House
Originally dating from the 13th century, Ludbrook has been a well-loved family home for many generations. The house is full of charm and character and although in need of updating, presents a wonderful opportunity to enhance what is already a lovely home in a magical setting. The entrance vestibule leads through to a beautiful hall with large stone fireplace which in turn leads through to the three principal reception rooms.
The drawing room has a large stone fireplace and pretty bay window with seating, while there is a further fireplace with bakers oven in the sitting room. The farmhouse style kitchen with flagstone floor offers a range of units with an oil fired Aga and deep butler sink. Off the kitchen is a useful larder and a wine cellar. A large landing on the first floor provides access to the principal bedroom suite with dressing room and en suite bathroom with cast iron bath and shower and there is a guest bedroom with en suite shower and bathroom. In addition are a further 8 bedrooms and two bathrooms.

The Cottage
The cottage is situated away from the house and with its own driveway and parking. The cottage has been a successful holiday let and is presented in very good order offering a well fitted kitchen / dining room and sitting room with wood burner. There are four bedrooms in total, a bathroom and a shower room. The cottage has its own private garden and terrace.

The Outbuildings
Extending to about 4,000 sq ft, the outbuildings include a large stone building roofed with slate and providing general storage.
There is a large modern barn providing secure vehicle storage, in addition to a further triple garage. In total up to about 10 cars can beeasily garaged. Stone built 2 bay log store, stable yard with 3 loose boxes and tack room, converted stable providing external games room.

Gardens and land
The land completely surrounds the house and includes beautifully established gardens with lawns, mature trees and rockery beds. Beyond the gardens, about 23 acres of grazing and about 38 acres of mixed aged broadleaved woodland provide a wonderful mixed environment. The undulating topography of the land and its diverse habitat make it ideal for all sorts of wildlife and vegetation. Some of the gazing land is let on an annual Farm Business Tenancy and some on annual grazing agreements and some is in hand giving the flexibility of continuing the current arrangements or managing all of the land in hand.

The Fishing
The fishing rights run along the entire frontage of the property and include some notable pools, which are easily accessible from the riverside path. The fishing has historically produced good catches of salmon and is renowned for its sea trout but latterly has not been heavily fished. The amenity of the fishing is enhanced by a riverside fishing hut that doubles as an additional outdoor entertaining space.
