DESCRIPTION

Borthwen is an impressive period house constructed of stone with white painted rendered elevations beneath a slate roof. The property is believed to date from the middle of the 19th century, with a substantial later addition in the early 1900’s, and has a particularly attractive front facade typical of the building periods. It is full of character with high ceilings, elegant sash windows, tall French doors, and some ceiling cornicing to some of the principal rooms. Borthwen has been occupied as a private family home during the present owner’s tenure of over 40 years.

Occupying a spectacular position overlooking the Menai Strait in one of Anglesey’s most sought after addresses, Borthwen enjoys a wonderful location benefitting from a high degree of privacy surrounded by its own land and with uninterrupted views towards Snowdon, and across to Bangor Pier with the backdrop of the mountains beyond. The house provides spacious and highly adaptable accommodation arranged over three floors, served by oil fired central heating with some impressive reception and bedrooms, many of which overlook the Straits. It would however benefit from a comprehensive scheme of modernisation to meet with current standards, and to take full advantage of the exceptional site.

The front door opens to the hall which in turn provides access to a useful study and morning room. The staircase hall is broadly in the centre of the house and off which is the utility which houses the boiler and with access to the garage, and on the other side a door into the kitchen. The kitchen has a range of wall and floor units with cupboards and drawers beneath work surfaces and a wide arch into the morning room. To the side is the later wing which incorporates two large reception rooms, each with fireplaces and French doors to the garden.

At first and second floor levels the living space is as comprehensive. On the first floor there are five double bedrooms all of which overlook the gardens, and three with views of the Straits, served by a family bathroom. The second floor has four rooms which have historically been used as bedrooms but which also provide good storage. Both floors have potential for reconfiguration to provide extra bathrooms if required.

LOCATION

Borthwen occupies a private and elevated position on Glyngarth, set well above the road and with commanding views across and along the Straits and to the Snowdonia Range. From a residential perspective the area is widely regarded as one of the most sought after on Anglesey and is only circa 2 miles distant to both Menai Bridge and Beaumauris which provide a comprehensive range of local services for everyday needs inclduing a variety of pubs and restaurants, parades of shops, cafes, high street banks, supermarkets, doctors and dentist surgeries. On the recreational front the island is an extremely popular holiday destination with numerous tourist attractions and sandy beaches. There is sailing and fishing in the Straits, Beaumauris is home to the Royal Anglesey Yacht Club, miles of walking around the Coastal Paths and in the nearby Snowdonia Range, several golf courses on the island and motor racing at Ty Croes. Schooling is well provided for with a primary school in Llandegfan which is under a mile away and a choice of both private and state secondary schools within easy reach of the property.

The area benefits from having excellent road communications with the A55 approximately 3 miles away permitting easy access across the North Wales Coast, Cheshire and linking with the national motorway network. Bangor is approximately 4 miles with its University and rail service to London Euston via Crewe and there is a daily ferry service from Holyhead to Dunlaoghaire.

OUTSIDE

The property is approached via a tarmacadamed drive, the initial part of which is owned by the neighbouring property and over which Borthwen has access rights. A pair of gate pillars and wrought iron gates open to the private drive for Borthwen and parking area to the side of the house and also with access into the garage.

The main gardens are to the front and far side of the house which comprise lawns with some level and banked areas, surrounded by impressive variety of flowering trees and shrubs including many acers, rhododendrons, camelias and roses. At the far end of the garden is a secluded area with lower vegetable garden and greenhouse. The gardens are sheltered from the north west by the hill and mature woodland including some impressive oak, beech and eucalyptus.

To the side of the house is a timber garage (7.2m x 5m) with two pairs if doors and served with light a power. A path continues from the garage, rising around to the rear which is broadly at eaves level to Borthwen and from which are fantastic views. The path opens to a paddock area which provides useful amenity land and is suitable for keeping a horse if required, albeit the land would need fencing. Within this area is a brick and rendered former bothy, comprising a two storey building with ground and first floor rooms (each 4.6m x 2.8m approx.). The building provides useful garden storage but does offer potential for conversion to ancillary accommodation, subject to the availability of planning permission. In this connection, the site itself offer scope for further development if for no other reasons on account of its size and also topography of the site.
