Sellers Insight
“We have lived here at Bullaton Cottage for the last 27 years, it has been a wonderful family home where we have enjoyed watching our children grow up. We'll be taking some wonderful memories with us and we'll certainly be sad to say goodbye.

When we arrived at Bullaton, we knew it was going to be our home, the location, the tranquillity and the space the plot offered were big ticks on our wish list, it almost didn't matter what the house was like! We lovingly turned what was a modest cottage into what it is now - a very comfortable family home.
We consider ourselves very fortunate to have been able to enjoy the reservoir on the other side of the lane, we've all thoroughly enjoyed the walks on offer. As well as enjoying being active, we have also enjoyed the peace and quiet the location provides. You can easily get lost in your thoughts, staring at the moorland, and rolling hills and fields, whilst enjoying a glass of wine in the sunshine.

It's now time for us to downsize and move to the next chapter of our lives now the children have families of their own. We really hope that the new owners will enjoy Bullaton Cottage, and all the location offers, as much as we have. “

Step Inside
The porch is spacious and well-lit by the dual aspect portrait windows. There is a good amount of hanging space for coats and jackets and reasonable floor space for a boot rack. The floor is tiled making it easy to clean and maintain. To the right of the porch there is access to the music room, which could be used as another bedroom and ahead is the access to the main hallway to the house.

The lounge area is carpeted and of a generous size. It has many attractive features, one of them including a large stone fireplace with multi-fuel burner. The landscape windows create a bright atmosphere, and French doors provide access to the patio and main garden. A stone arch leads you into an open plan study area with more views of the South facing garden.

The kitchen/dining area is tiled and has a U shape design. The cabinets provide plenty of storage space and the granite effect countertops offer a practical workspace. There is an integrated fridge freezer, dishwasher, washing machine and tumble dryer. There is also a freestanding electric oven and hob. There is space for a good size table that comfortably sits six people. Spotlights supply light to all corners and areas of the kitchen and a three-panel landscape window above the sink looks out onto the walled back garden. At the back of the kitchen, there is a corridor that has access to the back garden, an additional W/C, a utility room and the music room. The music room is a large space and could easily be used as another bedroom but is flexible, so has a variety of uses. The large bay window and wall lights keep the room bright making it a lovely bright space.

A carpeted stairway leads you to the first floor. To the left is the main bedroom with an ensuite. The master bedroom has fitted wardrobe space with lighting and there are dual aspect windows, which capture both Easterly and Southerly views of the garden and moors. The ensuite is large and contains a bath, shower, toilet, and basin and has Westerly and Southerly views. There are a further three good size double bedrooms, two of which have dual aspect windows. A family bathroom completes the accommodation on this floor.
