Of course, Georgian homes are one of the very most highly desirable homes, generating much interest and attention when coming to market. Rowantree is no exception, for this is a beautiful home set in the heart of Oxton village. The origins of Rowantree are Georgian, the house being extended within early Victorian times to cater for a larger family. During very recent times (19/20), Rowantree underwent a seriously detailed and somewhat extravagant refurbishment scheme, the end results of which are now here, laid out for you in our presentation in readiness of a sale.

Put Simply, Rowantree is a wonderfully appointed, characterful period home, offering well balanced, extensive accommodation, displayed over three floors. There are four substantial reception rooms, together with a luxurious and bespoke, double height family kitchen; five double bedrooms; master with en suite and full dressing room; a second and third both with en suite shower rooms, whilst a luxurious family bathroom services the two remaining bedrooms. Other accommodation includes bootroom and cloakroom facilities at ground floor, with an additional cloakroom at lower ground level.

Outside of the house, you will note how the full plot to Rowantree is well protected and secure, with proportionate lawns and patio areas which are predominantly front facing. To the rear are two separate spaces; one area offering parking facilities for up to three or four cars, with a pressed concrete cobbled effect finish; the other comprises an outdoor kitchen area with sink, fridge, grill, preparation surfaces and seating. To the front of the house, there is a suitably attractive, non-slip, porcelain tiled pathway and patio. The entire plot is approximately 1/3 acre - which is indeed, quite something given the fabulous location and it is surrounded by high sandstone walling. Both pedestrian gates (two) and vehicular gates are remote controlled. There is also CCTV around the perimeter.

For your consideration, we offer you a selection only of the 'new', introduced as part of this quite remarkable refurbishment. And so, in no particular order we share the following: All windows have been replaced and are double glazed (Rowantree is not a listed building). The bespoke crafted and solid oak built kitchen is by Neptune, which many readers will appreciate denotes a particular 'high end' kitchen design & build finish.

This stunning kitchen stands centre stage, within the open plan and limestone tiled ground floor accommodation. It is accessed quite dramatically, via a glass panelled and oak veneered staircase from ground floor level (all planning permission & relevant building regulations approved). Adjacent to the kitchen is the wine cellar (glass and solid oak) and the fourth reception room with wood burner. A cloakroom, utility room and full services room are set inconspicuously away from the former.

A new under floor heating system runs throughout this lower ground floor area, with a new traditional radiator system in operation over the two remaining floors (note a number of elegant 'period' style radiators). Other more detailed features include a new front door (templated from the original). There are reinstated ceiling roses and door furniture, as well as some beautiful solid parquet flooring which runs through the entire ground floor space. The exception to this being the south east facing reception room, which shows off the original pitch pine in a glorious stripped and re-polished version. Also, look out for the bespoke shutters at ground and first floor level which manage to compliment the various light shades of Farrow and Ball used throughout.

Of course the bi fold doors opening from the 'indoor' kitchen to the 'outdoor' kitchen are new too and for those of you interested in the more heavy weight and robust aspects of the refurb' scheme, take note then of the insulation requirements to what was the former basement accommodation, prior to the scheme; together with all the new re-plastering, tanking, rewiring and complete new plumbing installation requirements.

At first floor level each bedroom is beautifully elegant, light and spacious. En suite shower rooms service three of the five bedrooms, with the master bedroom also enjoying a walk in dressing area as ante space to the en suite. The remaining bedrooms to the north side of the house are serviced by a mouth watering, super gorgeous bathroom. This comprises bath and sink made from Lusso stone, an exposed sandstone wall, a walk in drench shower area and very importantly, plenty of space.

In terms of style, decor and finish, our slideshow of photographs we hope portrays at least a flavour of what this splendidly gracious home has to offer; more than just a touch of sophistication, a not inconsiderable amount of striking architectural beauty and elegance with volumes of light, space and sheer comfort. Please, consider this an invitation then to come and view; we simply ask that you are in a position to purchase when you do. Thank you.

Rowantree does indeed stand central to Oxton Village. However, and as you might expect, it stands just far enough away from the hustle and bustle of village life - near enough to stretch the legs to retrieve the morning paper and groceries. For an easy walk, Oxton Fields or 'The Arno' as once called and its rose gardens are nearby. A selection of schools including Birkenhead School, are but a few minutes by car and it's easy to make a dart to the tunnel for work in under fifteen - all very easy and very accessible.
