Bi-fold doors lead directly onto the terrace and veranda, as they do from the cosy sitting room located directly off the kitchen with its wood burning stove and vaulted ceiling.
The extensive lower ground floor houses a guest bedroom suite, fully equipped gym and studio/art room, all with bi-fold doors leading onto the lower terrace providing ample natural light. There is also a sauna, shower room, two separate WC’s, temperature controlled wine room and two large storage rooms, one of which

could make an ideal cinema room. The plant room and comms room are also located on the lower ground floor. The two spiral staircases lead from the wine room and studio to the dining room and study respectively.

The first floor boasts four bedrooms all with vaulted ceilings and en suite bath or shower rooms. The spacious master bedroom suite is of particular note, with its own sitting room, well-appointed bathroom and walk in wardrobe. Two other bedrooms also feature walk-in wardrobes.

Outside, the landscaped terraced gardens and grounds are well positioned and surround the house. The garden room looks out over the natural swimming pool complete with Romany gypsy caravan changing room. The front of the house is lawned with a landscaped terrace and carp pond. A timber framed barn is ideal for alfresco dining, complete with pizza oven, barbeque and hot griddle as well as a sink and storage. The kitchen garden leads round to the rear terraced gardens and paddocks beyond, complete with duck pond. All rainwater is harvested and used for the garden irrigation system.

The double garage and fitted out workshop are fully tiled with a separate WC. A room above the garage could offer scope for conversion to ancillary accommodation. Attached to the garage, and screened by wooden panelling is the skip area, back-up generator and air source heat pumps, as well as a garden utility area to the rear.

SERVICES: Mains water, electricity and drainage. Heating via air source heat pumps with emergency generator. LPG gas for the fire. Solar panels. Cat 5 wiring throughout. Superfast broadband.
