GENERAL WHITE HOUSE FARM, Bourton is a mixed farm, extending to 245.30 acres (99.28 hectares) in total. The farm lies within a ring fence and is situated in an attractive location with the land running down to the River Great Ouse to the north and the Padbury Brook to the east. The property was formerly part of the Bourton Estate, until the dispersal of the Estate in 1918. White House Farm has been the home of the Fricker Family since 1926, and the farm has continued as a family run business.

The farmland is bordered to the south-east by a stone Roman Bridge known as Thornborough Bridge, which is believed to have marked the crossing points of five major Roman roads. The bridge is believed to be the oldest in the county of Buckinghamshire. The Thornborough Roman Burial Mounds on
neighbouring land can be clearly seen from White House Farm.

The property includes a traditional Grade II Listed five-bedroom farmhouse, with views over the surrounding rolling countryside and river frontage, together with a range of farm buildings of approximately 27,005 ft² (2,510 m²), 139.68 acres (56.53 hectares) of permanent pasture, 99.11 acres (40.11 hectares) of arable land, together with 1.94 acres (0.79 hectares) of woodland, ponds, river, scrub and farm tracks, all within a ring fence.

THE FARMHOUSE The Farmhouse is situated in the centre of the farm and is a detached Grade II Listed dwelling
constructed of coursed squared limestone, with redbrick details under a slate roof. Parts of the house
are believed to date back to the 16th Century. The Farmhouse is listed under List Entry Number
1282705 and further details can be obtained in the Information Pack, available upon request from the
Selling Agent.

The property offers accommodation of 3,407 ft² (316 m²) arranged over two floors, together with an
enclosed garden which adjoins the property to the east, south and west elevations, and an orchard
and vegetable garden beyond this. To the north elevation of the property is a range of outbuildings
used in association with the Farmhouse.

The Farmhouse requires modernisation and re-decoration, but its generously proportioned rooms
and period features present a blank canvas to be adapted to modern living, subject to obtaining the
necessary consents.

On the Ground Floor the front door leads to a Hallway giving access to the Study and Cellar and
beyond this the two large Reception Rooms and Dining Room. Through the Dining Room, the
Kitchen can be accessed with doors leading to the Dairy and back Porch. There are two staircases
which lead to the first floor accommodation of the property.

On the First Floor the main staircase rises to a landing which has doors leading off to a large Family
Bathroom and a further large Bathroom as well as a double bedroom. An additional four large double
bedrooms are accessed via a small flight of additional stairs, where there is a landing giving access to
these bedrooms.

The property is connected to mains water, electricity, telephone, and benefits from gas fired central
heating and a gas cooker supplied by a Calor gas tank. The property is connected to private drainage.

FARM BUILDINGS The Buildings are located adjacent to the farmhouse, in the centre of the farm, and comprise a range of traditional redbrick buildings in keeping with the farmhouse, together with modern general purpose buildings, which provide cattle yards and straw storage. Much of the Farm Yard has been laid to concrete. There are a number of largely redundant former pig and chicken buildings.

The majority of the traditional redbrick buildings are within a courtyard setting. These buildings include former stables, farrowing house and feedbarn. The buildings are of redbrick construction under a pitched slate roof. A further redbrick building is situated to the north of the farmyard with extensive views over the surrounding countryside. The buildings would benefit from renovation and some of the traditional barns may be suitable for conversion to non-agricultural uses, such as residential, leisure or commercial use, subject to the necessary consents being obtained.

THE LAND In all, approximately 238.79 acres (96.64 hectares) of farmland is situated within a ring fence to the north of the A421, east of Buckingham. The land comprises rolling countryside, offering prospects for agricultural, sporting and amenity uses. The farmland may also be suitable for the provision of ecosystem services, such as Biodiversity Net Gain, Carbon Sequestration, Re-wilding or Tree Planting, subject to the necessary consents being obtained.

The farmland extends to 139.68 acres (56.53 hectares) of permanent pasture and 99.11 acres (40.11 hectares) of arable land, and is classified as Grade 3 according to the Agricultural Land Classification of England and Wales. The soil is described as the Oxpasture Association (being a fine loam over clay), Ashley Association (being a fine loam over clay with a chalky till) and the Fladbury 1 Association adjacent to the rivers (being a stoneless clayey soil), according to the Soil Survey of England and Wales.

In addition to the farmland, there is 1.94 acres (0.79 hectares) of other land comprising of woodland, ponds, river banks, scrub and farm tracks.

The land benefits from extensive road frontage in parts, and runs down to the River Great Ouse to the north and the Padbury Brook to the east.
