Description

SUMMARY
The original cottage was built around 1900. The initial development was undertaken in 1985 with further extension works in 1992 and 2005. One extension to the rear is a one storey projection and the other is in a one and a half storey projection.

The roofs over the original building and the extensions are of pitched slated design with a Saranfill small flat roof area over the link between the most recent architect designed extension and the remaining house. Internal doors are of solid timber or timber and glazed construction. All doors and facings are of hardwood throughout the house. Overall it is an interesting blend of stone, wood, glass and slate. There is extensive hardwood flooring to reception areas, while exposed beams and pillars all add character to the building.

ACCOMMODATION
The charming Woodend Cottage offers substantial and versatile living space with a focus on open plan areas which are superb social and entertaining spaces. Large doors open into the welcoming vestibule. An inner hallway leads both to the main social living/dining space and into the original cottage which houses a family bathroom with three-piece white suite with hand held shower cradle over the bath and a bedroom either side; one of these has a metal spiral staircase creating a mezzanine level as a sleeping platform; the other has patio door access into the garden.

An open plan kitchen/dining room and family area provides fantastic informal living space. This large room is the heart of the home with an abundance of natural light from numerous traditional style windows, triangular windows, veluxes and patio doors which capture perfectly the views towards Bennachie. A focal point of the living area is the stone fireplace with Morso wood burning stove on a slate hearth. The kitchen is fitted with a comprehensive range of Ashley Anne base cabinets including a substantial island. Appliances include a Neff induction hob, oven and microwave/oven. There is an extractor cooker hood and an integrated Miele dishwasher along with a shelved pantry.

Double pocket glazed sliding doors access the delightful sitting room. A feature stone fireplace and slate hearth houses a further Morso wood burning stove. There is a real feeling of bringing the outdoors in with sliding patio doors opening onto a raised decked terrace area overlooking the private and sheltered garden. A cloakroom with WC and wash hand basin services the main living space. A timber staircase leads to a first floor landing and double bedroom with velux and triangular windows overlooking woodland, together with additional useful ancillary storage space. For everyday tasks there is a particularly spacious utility room fitted with an extensive range of base wall units, double ceramic sink unit and with ample space for a tumble dryer and plumbing for a washing machine. There is a plant room with the ground source heating installation and two hot water tanks which is open to the large drying cupboard. A boot room cupboard is fitted with extensive shelving.

A hallway leads to the rest of the sleeping accommodation and a linen cupboard. A double bedroom with patio doors leads to the lower deck. Adjacent is a bathroom with a roll top bath and separate shower enclosure. Located at the end of the hallway is the principal suite with full height windows and patio doors with stepped access into the garden. There is a large fitted dressing area and en suite shower room.

OUTSIDE
Detached one and half sized garage of solid stone construction with mono pitch roof. Up and over vehicular access door. Power and light and external security light.

A gravel covered driveway provides parking and turning for numerous vehicles.

Garden grounds of about an acre are mostly laid in lawn and sheltered with a wide variety of majestic trees and mature planting, excluding the additional land. Fruit trees include apple, plum and pear. A raised south facing decked terrace is a fantastic private and sheltered area to enjoy alfresco entertaining or relaxation.

There is a further west facing stone surfaced patio accessed from the kitchen/dining area which is ideal for evening alfresco dining.

Adjacent is a paddock/field of about 4.7 acres along with an area of woodland extending to about 0.9 acre. This area can be accessed from the driveway/garden with a secondary access from the track.
