Description
Over Boothlow Farm is a fantastic property which consists of a handsome Grade II listed farmhouse with a range of buildings, including a holiday let, and grazing land, extending to about 44.37 acres in all. The property stands in a truly rural position with superb southerly views along the Manifold Valley and includes frontage to the River Manifold. The barn conversion, Peak Barn, is trading successfully, and with many repeat bookings. The incoming purchaser may have the opportunity to benefit from ongoing reservations subject to the timing of the transaction. Alternatively the property could be used as one principal residence with ancillary accommodation, subject to planning consent, or with Peak Barn run as a holiday let. The land and buildings extend the appeal of the property to parties wishing to run a smallholding or explore further opportunities for a diversified income.

The house is believed to date from the early 1800s and is Grade II listed for its architectural importance, with coursed stone construction with Ashlar dressings beneath a tiled roof.

Accommodation
Over Boothlow Farmhouse offers accommodation over three floors extending to about 2,629 sq ft (gross internal area) including cellarage, with the principal rooms benefiting from far reaching views to the south. The door in the southern elevation opens into a hallway with a door leading to the sitting room, which has a fireplace with a wood burning stove, and sash windows with shutters. A second door from the hall leads into a 24’ x 14’10” dining kitchen. This room has terrazzo style floor tiles, exposed stonework and ceiling beams, a range of wall and floor mounted cupboards. There is an electric range cooker and a solid fuel Rayburn range. Off the kitchen is a large pantry with stone thrawls. A door leads from the hall to the cellar which has two chambers.

On the first floor there is an en suite master bedroom of 16’3”x14’9” with superb views. There is a further en suite bedroom on this floor and a family bathroom. The third room on this floor has a fire place and lovely views over the countryside.

The second floor offers two bedrooms with a shared shower room plus a box room.

A traditional range of outhouses adjoining the northern elevation of the house include a former washhouse, now housing the boiler, a gardener’s WC, and a mix of enclosed and open fronted storage. In all the building extends to about 965 sq ft GIA.

Peak Barn
This very well-presented barn conversion offers two storey accommodation extending to about 1,444 square foot, with the ground floor featuring an extensive open plan living-dining kitchen space accessed of an entrance hall. This room includes a range of wall and floor mounted units with an electric range cooker, exposed ceiling beams and views to the west. The ground floor also includes a bedroom with en suite shower room, and benefits from under-floor heating.

Two staircases provide access to the first floor with one en suite bedroom accessed from the hallway staircase, and two further en suite bedrooms are accessed from the living-dining kitchen. A flight of external granary steps also lead to one of the first floor bedrooms.

Under a planning condition, Peak Barn is to remain in the same ownership as Over Boothlow Farmhouse, and is restricted to holiday let use.

Buildings
Attached to Peak Barn is a two storey height barn of stone construction which is unconverted and currently provides general agricultural storage. This can be accessed via external doors, or via an internal door leading from Peak Barn. Attached to the barn is a workshop.

Across a yard area from Peak Barn is an attractive part one-and-a-half storey stone barn, and behind this are two buildings of mixed construction providing general storage. Just over 200 metres north of the main yard is an impressive two storey stone field barn.

Planning
The vendor has not explored planning potential of the buildings further and any change from their current use in planning terms is likely to require planning consents. The setting of a listed property, the farmhouse, may also need to be considered. All planning enquiries should be directed to the local planning authority: Peak District National Park Authority .

Land
Over Boothlow Farm includes approximately 42 acres of grazing land divided into four principal enclosures. The western boundary of the property benefits from frontage to the River Manifold.

The Vendor may consider a sale with less than the full area of land advertised.
