Exceptional Grade II Listed Cotswolds Manor House located on the edge of the desirable village of Sherston, beautifully positioned in formal gardens with far reaching views

Description

Approached from the village via iron gates and a long drive flanked by stone walls, lawns and colourful borders, Manor Farmhouse is secluded within its grounds. The drive leads to a gravel parking area beside the house with a turning circle around an ornamental area of lawn.

Manor Farmhouse is a fine Grade II Listed Cotswolds stone and render country house with its core dating from the mid-1600s, but with a substantial late Georgian extension (c.1830) creating a highly attractive principal elevation to the southern side of the house. There are later additions which followed in the early 1900s, further enhancing the Georgian symmetry with pavilion-style extensions to either side of the principal elevation.

Arranged over three floors with a large cellar, the house underwent significant renovation in 2014 by the owner, creating a fabulous interior-designed modern finish to an otherwise historic country house.

In addition, a biomass heating system was installed to improve the environmental efficiency and economics of heating the property. Having retained all its period character, the house has charm in abundance with the benefits of the classic Georgian detail in the principal reception rooms with notable features including; sash windows with large glass panes, ornate fireplaces, high ceilings and wide paneled doors.

The drawing room, a large room with an impressive carved stone fireplace and hardwood floor, is positioned immediately off from the main entrance hall and provides a fabulous space for entertaining.

A wonderful stair hall with stone floor and a delicate sweeping staircase leads to the beautifully appointed library and sitting room. A part glazed door with a pretty fanlight above allows an abundance of light to flood in to the hall, whilst also allowing access to the gardens on the southern side of the house with outstanding, far-reaching views to the south and west.

Positioned centrally is the fabulous kitchen with a dining and sitting area. A truly excellent open-plan room acting as the hub of the house for everyday family living. With a hardwood floor, limed ceiling timbers and plenty of light from the large windows and glazed doors on to the easterly kitchen lawn, this is a spacious and alluring room.

The kitchen area, to one end of the room, is beautifully designed with bespoke fitted cabinets and a first class finish. The impressive and expansive granite-top island unit is a versatile feature, acting as a preparation area and a breakfast bar. A preparation kitchen is cleverly tucked in beyond the kitchen space allowing the kitchen to remain clear of equipment and worktop appliances. Adjacent is a substantial, traditional larder. At the opposite end of the room and separated by the dining area is a sitting area with a magnificent open fireplace.

A large playroom or games room is positioned from the kitchen adjacent to the sitting room, with large windows and access to the gardens.

Towards the rear of the house, conveniently positioned via a corridor from the kitchen is a study, laundry room, cloakroom and boot room with a door to the drive and gardens to the north. Expansive cellars provide a number of store rooms also accessible from the kitchen lawn.

On the first floor, the principal bedroom suite comprises a spacious bedroom with dressing room and ensuite bath and shower room, all of which have large sash windows and the most spectacular views over the garden to the undulating countryside beyond.

The guest bedroom has an ensuite bathroom and three further bedrooms, two of which are in the attic, provide plenty of accommodation for family and friends.

There is an integral flat with two bedrooms, kitchen/sitting room and a bathroom. This accommodation can easily be used as a staff flat or for additional space for family and guests.
