The sale of Broomhill is a rare opportunity to purchase a delightful and impressive rural property. The combination of a secluded house, stabling, outbuildings, a lovely garden, grazing land, views, excellent amenity and its location within one of the most beautiful areas of southern Scotland, makes Broomhill truly exceptional. It is an attractive and well laid out smallholding in a lovely situation. Broomhill is a fine looking house constructed of stone under a slate roof and has been well-maintained throughout its current ownership. It is a really comfortable family home. The main bedrooms and main reception room are generous in proportion and make the most of its elevated position and southerly aspect, positioned as it is. Above the kitchen, accessed by ladder, is the fifth bedroom/office - useful additional accommodation when the house is full.
Surrounding the house is a pretty garden which also makes the most of the views. Outside the back door there is plenty of parking space and a garage block with parking for two cars, a large feedroom/workshop/equipment store and two 12' x 12' loose boxes. On the way out to the fields is the barn (approximately 48'x15'), constructed of timber with a profile sheet roof, and the sheep handling area. The fields are well fenced and have their own mains water supply. They provide good grazing. In recent years about 120 gimmers have been raised from ewe lambs off the land and sold regionally. Running along the northeast boundary is a shelterbelt, which has recently been re-planted with softwoods. From the top of the hill the views are spectacular.
Broomhill is situated at the foot of the Cheviot Hills, a short distance north of the border with England. The countryside is spectacular, both in its extent and scale, and provides a wonderful backdrop. The historic Royal Burgh of Jedburgh lies approximately 8 miles to the north and is a bustling town with a full range of services including primary and secondary schooling. Primary schooling is also available in the village of Denholm (9 ½ miles). The Cheviot Hills are well known for the high quality livestock they produce. Farming needs are well catered for in the area with a number of agricultural suppliers, grain merchants, contractors and engineers. Livestock markets are held regularly at Newtown St Boswells, Wooler, Longtown and Hexham.
The surrounding countryside is famous not only for its strong agricultural tradition, but also for its incredible beauty, its diverse wildlife and the wealth of sporting and recreational opportunities it has to offer. This part of the south of Scotland is famous for some of the finest shooting and fishing in the country, as well as for its strong equestrian tradition. Much of the local history revolves around The Border Reivers and their cross-border raids and feuds. Broomhill is an ideal base for those who enjoy walking, cycling, riding and country sports. Edinburgh and Newcastle have main line railway stations which, together with the A68, provide excellent communication links to both north and south. There are regular scheduled flights from Edinburgh and Newcastle to a number of UK, European and inter-continental destinations.
