Built in 2017, Rye Cottage is a beautifully presented home, offering over 3,000 sq ft of flexible living space. The stunning drawing room, with wood burner, is partially vaulted and has full length windows and double doors to take advantage of the wonderful views over the garden, paddock and countryside beyond. The lifestyle kitchen/dining room is beautifully appointed, with a range of built-in appliances and central island. The dining room has double doors out to the garden. There is a separate sitting room, with fireplace, again with double doors out to the garden. Off the drawing room is the home office. There is a magnificent reception hall with bi-fold doors out to a terraced area. Completing the ground floor is a useful utility room and two cloakrooms. There is underfloor heating on the ground floor.

On the first floor, off the galleried landing, is the master bedroom with en suite. There is a guest bedroom suite and three further bedrooms, served by the family bathroom.

Outside, the property is approached over a long gravel driveway screened by mature trees, leading to a circular turning and parking area and detached four-bay garage with electric garage doors.

The formal gardens to the rear are most delightful, enjoying far reaching countryside views and are predominantly laid to lawn, interspersed with flower and shrub beds. Within the garden are various terraced areas, including a covered seating area, ideal for al fresco dining. There is also a sunken plunge pool.

Beyond the formal gardens and divided by post and rail fencing is the paddock, partly screened by mature trees.

Services: Mains water and electricity. Private drainage. Oil fired heating.

Rye Cottage is located on the edge of the village of Silchester, with fine views over open countryside. The village is renowned for its historic importance, given its Roman origins depicted by the remains of the walls of Calleva Atrebatum which adjoin the property. The village's active 12th century parish church is within the Roman walls.

Within the village is a public house, excellent primary school, village hall and large area of playing fields. Local facilities can be found in the small town of Tadley nearby, with more extensive facilities in the commercial centres of Basingstoke, Newbury and Reading.

Independent schools within a ten mile radius, including Daneshill, Elstree, Bradfield College and Cheam.
