Description

Sandyfields is a super versatile home with the potential to suit a variety of living arrangements with a self contained annex that could be used a holiday cottage to generate an income stream, or indeed for a relative to live close by. In addition there is a further building that is currently used as a music room but offers the perfect space to work from home. Together with excellent stables and is set in approximately 1.74 acres of level gardens, grounds and paddocks.

The main house has been extended and improved by the current owner with a very high standard of finish throughout. Where they have been able, to the features of the original property have been retained including wooden parquet flooring and large stone mullion windows. The front door, sheltered under a veranda, opens into the entrance hall with stairs rising to the first floor and doors opening to the sitting room, kitchen, dining room study, downstairs bedroom (or additi...

ANNEXE AND MUSIC ROOM

. The Annexe sits just to the side of the main house and is entirely self contained. The front door opens into a well equipped kitchen and stairs lead directly up to the sitting room which has doors leading to a balcony seating area, shower room and bedroom. Below the annexe is a useful utility room/store with plumbing for appliances and then a separate outside WC to the side. Just beyond is the music room, which has a super vista over the garden and would make a perfect office, gym or play room.

OUTSIDE

. The gardens lie primarily to either side and the rear of the house and are mainly laid to lawn with some beautiful maturing shrub and herbaceous flower beds, mature trees providing natural shelter and raised vegetable beds. To one side of the garden is a lovely timber potting shed with attached greenhouse. A timber framed covered seating area allows the garden to be used as an entertaining space in all weathers. To the front of the property is a large, gravelled parking and turning area with space for several vehicles.

THE STABLES

. The stables are set just on the other side of the home paddock with a mown pathway leading from the bottom of the garden. They comprise three boxes with an attached hay store/rug room and a separate tack and feed room. To the side of the tack room is a single timber box with adjoining tack room/store. To the front of the stables there is a good concrete yard, enclosed by post and rail fencing with gates leading directly to the paddocks. Further to the rear of the stables is an additional building that has been used as a single stable but is now a useful workshop.

THE LAND

. The land is enclosed by a combination of mature hedges and wooden post and rail fencing. As the name of the property (Sandyfields) suggests, the ground is free draining and allows for all year-round turnout. The stable yard and land benefit from a separate entrance from the road with a hardcore track leading to the yard and space to park a trailer or horse box.

LOCATION

. The nearby village of Dilton Marsh offers a farm shop, cafe and Post Office at Fairfield Farm College and a primary school. A pub is located just a short walk to nearby Upton Scudamore. Hisomley is centred in the triangle of Warminster, Frome and Westbury/Trowbridge, all easily accessible with nearby Westbury having a main line station for a direct service to London Paddington (1hour 15min).
