A characterful family home with adaptable accommodation and scope for further improvement.

Description

The White House is a handsome family home, extended over time to provide spacious and adaptable accommodation, with the potential for further improvement.

The rooms are light and spacious, with good ceiling heights throughout and stylishly presented with oak flooring to the entrance hall and period features including parquet flooring and a wide brick fireplace with wood burning stove to the sitting room. There is a modern open plan feel to the interlinking and generously proportioned living space comprising a family room, conservatory opening out to the garden, a breakfast room and a country-style kitchen, complete with an Aga.

The accommodation currently incorporates a self-contained ground floor annexe, with scope for updating or re-configuring the layout to suit individual requirements, or perhaps to amalgamate with the main house. The annexe currently provides two bedrooms, a small kitchen, a bathroom and a store room.

The White House is set within an enclosed garden with an area of lawn to the rear flanked by a brick wall and herbaceous border to one side and panel fencing and the rear elevation of a neighbouring outbuilding to the other.

To the side of the property is a gated driveway entrance, with a parking and turning area, walled courtyard, a raised fish pond and a to the front a small hedged area of garden providing privacy.

Location

The property is nestled in a convenient semi-rural location in the delightful East Sussex village of Withyham which lies between Hartfield and Groombridge.

The village is thought to have been founded to accommodate the workers on the Buckhurst Estate, home to the De La Warr family and the former station lies opposite the property, with the disused railway line a few yards away, now called the Forest Way, running for miles in both directions and open for walking, horse riding and cycling.

Local amenities in the village include an historic church, The Dorset Arms pub, a village hall and a primary school. Hartfield is approximately 1.5 miles away, offering a general stores, farm shop, medical centre, cricket and tennis clubs, with the popular Hatch Inn on the edge of the Forest approximately 4.2 miles.

Groombridge is also good for local amenities with a post office, general store, bakery, village hall and Groombridge Place. More comprehensive facilities are available at Crowborough, approximately 4.7 miles and Tunbridge Wells to the north, which is approximately 7 miles.
