  • SOUTH LODGE ROCHE COURT, , , EAST WINTERSLOW, SALISBURY, WILTSHIRE, 1150000, 10/09/2021
A handsome period family house, with annex/office/games room, set in an idyllic and remote position with views and privacy.

Location

The Winterslows (Middle, East and West) lie in glorious countryside just on the Wiltshire/Hampshire county boundary and south of the A30 Stockbridge to Salisbury road. The neighbouring villages of Pitton, the Grimsteads, the Deans and the Tytherleys have a variety of local amenities including five churches, two public houses, cricket ground/football field, a general store and post office, local bus services to Salisbury, a Church of England primary school, tennis courts, two village halls, one with coffee shop, and a doctors’ surgery. A wider range of shopping and leisure facilities are available in Salisbury, approximately nine miles to the south. Although set in a peaceful rural location, South Lodge is well placed for transport links to London and the west country. The A303 leading to the M3 and M25 is a short drive to the north, and main line railway stations to London Waterloo can be found at both Grateley and Salisbury.

Education
The local area is renowned for its schools, both private and state. There is an excellent primary school in the village whilst Salisbury offers very good Grammar Schools, Bishops Wordsworth for boys and South Wilts for girls. There are numerous private schools in the area including Farleigh, Salisbury Cathedral School, Chafyn Grove, Leehurst Swan and Godolphin.

Description

The Property
Once the gamekeeper’s cottage to Roche Court, this handsome, unlisted Victorian house lies in a secluded and private position, with ancient woodland on one side and views across the parkland of Roche Court on the other.

The house is approached via a woodland track and is approximately 1 mile from the nearest road, resulting in a peaceful and secluded setting, with a magical “secret garden” feeling about it. The present owners undertook a major refurbishment and extension project shortly after their purchase, extending the property to provide a large family kitchen with dining area, with a large conservatory and much improved principal bedroom. The kitchen is bespoke, with solid beech worktops, an Aga and a Belfast sink. The sitting room and drawing room form part of the original configuration. The drawing room enjoys wonderful views across the neighbouring parkland and has a lovely working fireplace for cosy winter evenings in this woodland setting.

The recent programme of works also improved the annex building, refurbishing it in full and incorporating a shower room. This now offers an incoming purchaser flexibility, either to work from home, run a small business or hobby, or simply have useful ‘overflow’ for the main house.

Outside
The west and south of the house is laid to a large lawn, running into a grass meadow before the woodland and fields begin at the boundary. To the rear of the house is a wide full width stone terrace and to the north is a raised formal garden with ornate box hedging, rose garden, pergolas, fruit trees and more. Beyond this is a line of shrub borders with a concealed hot tub by the house. The gardens are bordered by woodland to the north, south and east. Salisbury has a range of schools including Chafyn Grove, Leaden Hall, Salisbury Cathedral School, Godolphin and Bishop Wordsworth and South Wilts Grammer Schools. Other nearby schools include Farleigh School, St Swithuns and Winchester College.

Directions

From the A30, take the "East Winterslow" turning, also signposted to "Shiralee B & B". After approx 1 mile you will pass a sign to “Roche Court” on your left; continue on for approx 1 more mile and, on a sharp right-hand bend, you will see a flinty track off to the left called "Easton Common Hill “.   Best if we meet the applicant at top of this track and they follow us in.

(If not, continue down Easton Common Hill and, at the bottom, take the second track, which is signed to Ramshill. Follow the track for about half a mile, until you reach a small crossroads in the woods where you should continue straight over and immediately see a sign to Ramshill on your right. Do not go down the drive to Ramshill, instead continue on track for another 100 yards, where the track ends at South Lodge with a green gate.

NB. Sat Nav often takes you to the wrong place.
