'Wyatt Cottage' is a beautifully appointed, three-bedroom detached period cottage set in elevated grounds of approximately one acre in the outer perimeter of the sought-after village of Weare Gifford.

Unusually featuring two garages, including a stand-alone 12m steel constructed wooden clad complex, this property offers an abundance of parking with three enclosed parking bays and a luxurious side room complete with a professional grade hydro-pool, shower and W/C with large patio doors. Perfect therefore for individuals who are possibly into their fitness or relaxation as well as requiring a specific need for storing/ maintenance of motor vehicles.

Approached by a 250m track up to the front door the house itself is constructed of a mix of cob and stone positioned under a traditional tiled pitched roof and is believed to originate back to the 14th century. Wyatt is believed to be Norman dialect for “The French Guy” but what we do know is that the building has lasted the test of time and has been significantly improved of late, thanks to its current owners who have taken a 'no expense spared' approach to its complete re-development to what you see today. We do encourage a viewing of Wyatt Cottage just to see the quality of the materials used here as well as the presentation of the property on offer.

Step Inside

From the moment you enter Wyatt Cottage one gets an immediate feeling of warmth and comfort which becomes magnified as you continue through its many rooms with thick oak beams and chunky stone and cob walls and sills which are regularly clearly in sight. It is probably worth mentioning that the warmth can also be contributed to the rustic multi fuel burners which command their positions in both the dining and sitting rooms alike.

The main entrance door is positioned to the rear of the house and leads into a pleasant entrance lobby area. A cloakroom / utility sits to the base end with doors leading to an attached double garage with the room also featuring a storage cupboard, external rear door onto the courtyard and a door into the main kitchen. A bright and airy space, the kitchen extends to over 27ft in length. The finish and quality of the kitchen is top grade having been recently installed with modern sky- blue wall, base and drawer soft closing units which feature white quartz work surfaces. A breakfast bar provides a welcome social space for wine with guests with the nearside area currently occupied with a soft corner seating. The kitchen also includes a Smeg induction range oven, wine fridge, integral fridge and freezer and dishwasher.

Continuing on and the dining room sits adjacent to the kitchen and features a large oak beam and wide staircase at its far end. Under the stairs is a useable storage area whilst our vendors have full planning permission to extend the dining area into a proposed orangery.

A single step leads down into the sitting room which is arguably the stand out room in the house. A wonderful space blessed with a noticeable increase in height the sitting room also features thick stone walls with bread oven and flag stone floors. A set of French doors lead back out onto the main driveway outside.

Step Upstairs

Back in the dining room and the solid wood stairs lead up to the first-floor landing where you are immediately greeted by a abundance of light originating from an ornate stained glass etching of a wading bird, believed to be a heron. Consisting of three bedrooms on this floor the master is situated at its far end and includes an en-suite shower room. Incidentally this room also commands fine views over the grounds spread out below and also across open countryside beyond. The remaining bedrooms are both doubles and benefit from fitted wardrobes. The bathroom also sits off the landing and features a stunning stand-alone copper roll top bath marble tiles and a built-in separate shower.

Step Outside

Sitting on 0.99acres the property sits back from the road by some 250m and enjoys its own privacy and seclusion from all sides. An elevated plot on the side of a modest incline the grounds feature mainly in front of the house with the shingled and part tarmac drive leading up to the front door. Parking is plentiful, not only thanks to the covered garage parking but also up and along the house meaning garden parties are a possibility here. Border planting and tree species are a bound with a flat level of lawn positioned next to the larger garage area. Finally a patio area and courtyard provides aflresco dining for those heady summer afternoons in July and August.

NB there is a right of way for the neighbouring farmer to access the adjacent field but this is rarely exercised due to an additional access further along the field from his own farm entrance.

From Bideford Town, proceed towards Torrington on the A386 passing through Land Cross. Stay on this road untill you reach a signpost on the left signposted to Weare Giffard. Take this turning and follow the road alongside the river and over the Weare Gifford Bridge. Once across take the left where the road starts to turn to the right and follow this road for approximately 1/4 mile. Once the road dips down into a valley the entrance to Wyatt Cottage's access is off a turning to the right in a small copse. A track then continues with turnings off to both the right and left. Stay on the main track and the property is straight ahead.
