SITUATION
Craig O’Neilston is situated in an accessible and scenic position in the heart of rural East Renfrewshire, approximately 1 mile to the south of the village of Neilston and some 5 miles to the west of Newton Mearns. There is a regular train service which runs from Neilston Station to Glasgow City Centre and Glasgow International Airport is just 8.5 miles by road.
The City of Glasgow 10 miles to the north east has earned its reputation as one of the UK’s leading cities offering a wide range of shops and professional services as well as a main line railway stations and an international airport. The woodland areas are well-placed to access timber markets located in Central Scotland.
DESCRIPTION
The subjects at Craig O’Neilston extend to approximately 175.25 Ha (433.05 Acres) in total and occupy an accessible location within rural East Renfrewshire just to the south of the village of Neilston. The significant areas of commercial and amenity woodland have been planted under various woodland schemes over a number of years, and are interspersed with areas of pasture and open grazing ground.
This property presents a rare opportunity to acquire a commercial forestry investment, with additional planting potential (subject to Scottish Forestry approval) located in a desirable area of Central Scotland and within close proximity to the City of Glasgow. The site is of a varying aspect rising from 160m along the northern boundary to 281m above sea level at its highest point at the Neilston Pad, which is a volcanic plug located within the centre of the property. The original forest design was created by Oliver W R Lucas the author of “The Design of Forest Landscapes” and the majority of the existing woodland areas were originally planted in 1995 as part of the East Renfrewshire Community Woodland. The woodland areas were originally planted with a mixture of Sitka spruce, Hybrid Larch, Norway spruce, Scots pine and native broadleaves including Oak, Birch, Rowan and Alder. These areas established well to create a very attractive and productive woodland.
In 2019 all of the Larch within the property (15.85 hectares) was felled, as it was infected with Phytophthora ramorum. This area was replanted in 2020 with genetically improved Sitka spruce, thereby increasing the total area of Sitka to 39.56 Ha. Crops are growing well and it is estimated that the Sitka spruce is in the Yield Class range 16 – 18. Prospective purchasers should make their own determinations on Yield Class. This will provide a
substantial reserve of timber in the future.
The subjects benefit from an excellent level of access via a network of internal forest roads, which extend to around 3.6 km and lead directly from the minor public roads which bounds the subjects to the west and south.
Further road material is also available on site from an existing borrow pit. Planning permission was obtained on 23 November 2020 for the creation of a new access road leading from Kingston Road to the east of the subjects as shown on the sale plan. The remainder of the land is designed open ground integral to the woodland planting. There are several additional areas of low ground pasture located to the north and east of the subjects along with The
Neilston Pad which may present further opportunities for new woodland creation subject to obtaining necessary planting contents from Scottish
Forestry. The majority of the open ground and pastureland have been classified as Grade 4.1 and 4.2 with large area of Grade 5.1 by The James
Hutton Institute.
There are two lochs located within the subjects known as Craighall Dam and Snypes Dam which each present attractive areas of water adding
interest and diversity to the commercial forest areas. In light of the topography of the ground the subjects of sale may present longer term renewable opportunities, subject to obtaining necessary planning and associated grid connections.

Income from commercial forestry is Income and Corporation Tax free and there is no Capital Gains Tax on growing timber, although there may be a liability on the land.
