The land outlined in red extends in total to about 40.07 acres and is again predominantly level. The highway forms the northern boundary with woodland and an environmental buffer along the southern boundary.

There is a spray irrigation licence for using a mobile surface mounted pump between 1 April and 30 September for 14.62 m3/hour, 146.2m3/day subject to an Environment Agency transfer consent.




Tenure


Freehold with Vacant Possession subject to the rights reserved by the Vendor to harvest and remove the 2022 crops from the land. The vendor would be interested in continuing to farm the land subsequently on some basis if it is of interest to the buyer.
