DESCRIPTION
'A truly enviable Norfolk home'. Appletree Cottage is a charming 4 double bedroom, period cottage, nestled down an idyllic country lane and enjoying wide field views, with a natural spring running by.
The property is believed to date from 1750, being built of solid brick and flint walls under a pantile roof with later additions.
The accommodation briefly comprises: entrance porch, sitting room/dining room, dining room, snug, study, hand painted oak kitchen, rear entrance lobby and cloakroom to the ground floor. On the first floor is a spacious part galleried landing, 4 double bedrooms and a bathroom.
Outside, the property occupies a plot of 1/3 of an acre, subject to survey, with ample parking, paddock/CL Caravan Club site, 2 stables and a brick outbuilding.
The property is situated down a picturesque single track country lane which is the original and oldest part of Grimston, being close to the Church and numerous listed buildings.
Viewing is strongly recommended to gain a full appreciation of this character property and its superb location.
SITUATION
Grimston is a pleasant village some 8 miles east of King's Lynn, offering village shops, a Primary School, a Post Office, a health centre and nearby, several excellent public houses and restaurants.
The village was built on a spring line and a Roman villa was found near Watery Lane in the late 19th century. Subsequently, Roman villas were found in the neighbouring villages of Gayton Thorpe and Well Hall to the south and Congham and Appleton to the north.
A wide range of shops and recreational facilities can be found in the historic market town and medieval port of King's Lynn, from where there is a mainline railway connection to London Kings Cross (97 minutes). The surrounding countryside is gently undulating and provides fertile farmland interspersed with pockets of woodland. The Royal Estate of Sandringham is situated a few miles to the north and both the house and gardens are open to the public. The coast at Brancaster is only 15 miles away with sandy beaches, links golf, birdwatching, sailing and water sports are just some of the pursuits on offer.
