A well located home close to city centre with land and good views

Description

New House was built in 1990 on ground that once belonged to Corsiehill House. The house was thoughtfully designed to make the very best of its lovely views and a proliferation of picture windows fill the house with light. The accommodation at New House is formed around a central reception hall where a multi-fuel stove provides a welcoming feel. A series of large windows characterise the formal sitting room which has far reaching views to the north and west. The family room and dining room are on the south side of the house both with sliding glass doors to the garden. There are gas fires in both the family room and the sitting room. The kitchen is fitted with timber units and has space for a small dining table. The utility room connects the kitchen to the double garage, the back door and also the greenhouse.

The principal bedroom is situated on the ground floor and has an en suite bathroom. There is also a separate WC and office on the ground floor. There are four further double bedrooms on the first floor along with a family bathroom. The bedrooms on the first floor are lit by velux windows and there is lots of useful storage in the attic and the eaves.

Garden
remote controlled electric gates open to a generous parking area at the entrance to the house. A pretty landscaped garden surrounds the house and has been planted with interesting plants and shrubs that provide colour and interest all year; not least in spring when the front paddock is covered in daffodils. On the south side of the house is a paved terrace as well as an ornamental water feature and raised beds.

Paddocks
Three small paddocks ranging from 0.3 – 0.5 acres provide amenity but also protect the privacy and views from the property. The southernmost paddock has a private gate providing pedestrian access onto Kinnoull Hill. Depending on a buyer’s interests, these paddocks also open up opportunities for extending the garden, planting an orchard, keeping hobby livestock or (subject to obtaining the relevant consents) building a summer house or garden studio.

Garage
The double garage has remote controlled doors and links directly to the utility room. A garden store and workshop have been built into the garage. There is also excellent storage within the large attic space.

Directions

If approaching from the south on the M90, follow signs to Dundee and Coupar Angus, exiting the motorway immediately after crossing the Friarton Bridge and follow signs to Coupar Angus. This route will take you into Perth via the Dundee Road. Turn right up Manse Road or Bowershall Road and join Hatton Road which leads to Corsie Hill Road. Just before Corsie Hill Road turns back downhill turn right off the tarmac road onto a private lane.
