What we say at the Zoe Napier group
An instantly impressively proportioned barn conversion suitable for multi-generational living with the scope to work or operate a small business from home in a beautiful setting, what more could you want!
What the Owners Say
We fell in love with the barn and the area instantly and could not wait to make this our second home, we loved the peace and quiet the property provided. The ample accommodation over both floors and the annex suited us perfectly, but sadly due to circumstances we couldn’t control we have had to stay in our current location and therefore have to sell.
History and background
An impressive, detached barn conversion, dating back in part to the late 15th Century which has undergone tasteful conversion into a substantial country home with interlinking annexe facilities, whilst retaining its majestic grade II listed character with much of its heavily exposed timber frame and period features which further include internal arched braces and hanging knees clearly visible from the galleried landing. As with barn conversions of this type it commands versatile 4800 square feet of accommodation offering the potential for separate two bedroom attached annexe facilities within the ground floor wing. The main living provides four first floor double bedrooms, two having en-suite bathrooms, accessed from the striking vaulted galleried landing. The eastern single storey flank of the barn can be utilised for secondary/extended family living or as a continuation of the main barn providing additional reception, laundry and bedroom space. The barn offers an instantly part moated plot with the addition of a 1.3-acre paddock suitable for livestock and horses. In all 2 acres.
Setting and Location
The property is situated at the end of a private lane that provides access to just two other country homes and separately some farm outbuildings called Larks in the Wood. The barn is surrounded by outstanding open countryside with footpaths and bridleways close by for access through the undulating countryside. This idyllic and picturesque rural setting lies to the south of Pentlow village, generally a farming village (with one of only six round towers) on the Essex/Suffolk border and close the historic village Cavendish, near Long Melford and Sudbury, Suffolk. The further village of Clare is equally accessible with the entire area being steeped in history and a popular destination for both national and international visitors. The surrounding villages also provide local amenities with larger supermarkets and shops to be found at nearby market town of Sudbury which has a branch line train station for London’s Liverpool Street, changing at Marks Tey to serve those who commute daily. The nearest primary schools are in Foxearth and Cavendish with very well renowned secondary schooling at Stour Valley Community School in Clare and Stoke College in Stoke by Clare.
