Bolsay is a stone built former farmhouse, located along a track road, just under two miles from the Village of Port Charlotte.  It is a truly lovely and pristine detached property, well worth viewing.  The house is south facing and enjoys sweeping views from an elevated position over open moorland.  There is no other dwelling in sight.  To the front, there are views down Loch Indaal to The Mull of Oa and, on a clear day, to Rathlin and the Antrim Coast.  The outlook to the rear takes in the Gearach Woodland, over open moor.  Grounds included extend to about 3.3 acres as indicated outlined red on the appended plan.  Part of the subjects lie within the Rhinns of Islay Site of Special Scientific Interest.  An abundance of wildlife is there to be enjoyed.





The farmhouse was  completely renovated over 20 years ago.    More recently, a replacement oil fired central heating boiler (sited externally) and oil tank were installed some six years ago.  Bottled propane gas connects to the cooker in the kitchen.  New double glazed windows were fitted throughout the property two years ago.  Externally, the house was re-painted in 2020 with resinous white-wash to ensure longevity.  Around the same time, the bridge over the burn at the end of the access track in to the property was re-built.

Water is drawn from a bore-hole within the property, just behind the house.  The bore-hole is some 60 metres deep and extends down through two water courses.  A purpose built outbuilding, with shed inside same, has been erected over the bore-hole to house the equipment for the water supply.  That equipment, including pump, was all replaced about 6 years ago.  Since then the supply has been carefully and regularly serviced and tested, with filters and ultra violet bulbs being changed as and when required.





The private drainage system, including septic tank and soakaway, to the rear of the house, is also wholly within the property.





EXTERNAL





The substantial grounds are mainly to the front of the farmhouse.  The boundary on one side leads down to the centre line of a burn.  The land includes areas of wild flower meadow and the site of a former milking parlour which has had its roof removed.  The parlour area is, however, still enclosed by its original stone walls, to provide shelter for current use as a plant nursery.  Part of the former milking parlour has been renovated to create a large and useful shed/workshop.  Finally the grounds includes an old stone ruin, thought to have been used as a pig sty.





DIRECTIONS





From Main Street, Port Charlotte, head west on the unclassified public road towards Kilchiaran.  After about three-quarters of a mile, turn left on to a private track road and head south a further mile or so to Bolsay which stands on its own at the end of the road.
