A rural detached home with large gardens of over an acre including wildlife pond, a stunning mix of old and new character, annexe potential, home office, 4 bedrooms with gorgeous master suite, light and views over adjacent farmland, plenty of parking and storage plus a 4 bay car port.

Is this the Devon dream of many? A truly special blend of a detached, thatched cottage set in its own gardens of over an acre, combined with the modern, light and contemporary feel of the modern extension which cleverly uses plenty of glass to connect you to the beautiful surroundings. The original thatched cottage (not listed) is full of character with exposed beams and a feature wood-burner to the living room, a cosy setting for those winter evenings, and this seamlessly transitions with a glass filled link to the modern open plan kitchen/family room which takes in the impressive rural views. This theme of bringing the outside in is also continued in the master bedroom with a beautiful seating area to relax with a good book and watch the seasons change outside.

The layout internally offers great and very flexible spaces with the kitchen/family space having options for relaxing or dining, and a well fitted kitchen will satisfy the keenest of chefs. It’s a sociable and relaxing space and the underfloor heating gives yet another modern twist to the house. The link to the older part of the house looks out to the front and rear and into the living room. There is a useful office space, a ground floor bedroom (could be another office), utility room and shower room. It is worth noting that this space, with its own entrance, could easily become a self-contained annexe should it be required. The utility could be the kitchen, there is the shower room and the bedroom with the office being utilised with either part of the house. On the first floor, the master suite has a good-sized bedroom with large walk-in wardrobe and a beautiful en-suite with bath and separate shower. There is a light landing area and then into the older part of the house for another two bedrooms, a family bathroom and separate WC.

Outside, the property is approached from the country lane on its own gated drive and the house and gardens can’t be seen from the lane which provides great privacy. The driveway gives rise to a parking area with plenty of parking space and a 4 bay open fronted car port is a brilliant space for vehicles or storage. The main part of the gardens are to the front of the house with lawns, wild flower beds, more formal planted beds, trees and seating areas. The gardens adjoin the surrounding farmland which give some fantastic vistas and of course, that rural feel and privacy. For those keen to be more self-sufficient, there is a chicken run and room to grow vegetables too. There are well positioned garden sheds for making looking after the gardens that much easier too. Beside the kitchen/family room is a south facing garden with a seating area and well planted beds giving colour and shelter and of course, enjoying the views. A 5 bar gate gives access to a track which in turn opens into a wildlife pond. There is an abundance of flora and fauna here with strategically placed benches for chilling by the water and even a small rowing boat for some fun on the water.

In summary, this is an exceptional Devon property that’s got history, character and space inside and out, whilst providing a modern standard of living with its contemporary additions.

COLEBROOKE is a compact, pastoral village in the heart of a low-lying part of Devon; characterised by a gentler landscape, patches of dense broadleaf woodland and from time to time flourishing orchards. Its church is a key focal point, and famous for its connection to Henry Kingsley’s novel ‘The Recollections of Geoffrey Hamlyn’. Furthermore, it is the speculated home of the mythological ‘Uncle Tom Cobley’, a treasured character from the Devonian folk song ‘Widecombe Fair’. It is said he was an “amorous bachelor” with fiery red hair. For a delicious, freshly prepared meal The New Inn in Coleford is only half a mile away. The village of Yeoford is 2 miles southward. This has another great local pub, The Duck – with a pleasant stream-side beer garden. In addition, there is a railway station and primary school. For a greater range of facilities, the market town of Crediton is a 10-minute drive away.
