A refurbished four-bedroom house in a picturesque location just over a mile and a half from the centre of St Ives and all its amenities.

Description

The property was built around the 1950’s, has been totally remodelled and refurbished in the last two years by the current owners to a high standard offering light, spacious and flexible accommodation along with a brand new Air Source Heat Pump heating system.

Planning permission exists to extend the upper floor to create two en suite bedrooms thereby creating a five bedroom house. Plans can be seen on the Cornwall Council Planning Portal reference PA20/07613.

The front door leads into the hallway off which all the downstairs rooms lead.

To the left is the fourth bedroom and ahead is the large kitchen, dining and living area. With two large windows overlooking the garden and patio doors out onto a raised low walled entertaining area this is a bright and airy room. The kitchen area is “L” shaped with modern gloss units with solid Oak counter tops There is space for a freestanding Fridge Freezer, dishwasher, built in Siemens double oven and induction hob.

To the right is the second, triple aspect, reception room with patio doors leading out onto a sunny patio area giving access to both the Garden and Games rooms. Also leading off the second reception room is the downstairs cloakroom/utility room with space for both washing machine and tumble drier.

There are three bedrooms on the first floor two being dual aspect with views out over the garden and surrounding countryside with the third smaller bedroom having a vaulted ceiling and Velux window. The family bathroom has a modern white suite with the bath having an overhead shower.

Gardens & The Exterior-

The house sits in the corner of the plot with gardens of circa quarter of an acre encircling the house. A Cornish hedge borders the road and access is through a wooden 5-Bar gate to a gravelled driveway with parking for 4 plus cars. To the right of the entrance is a garage/boat shed. To the left via a further 5-Bar gate is the garden, mainly laid to lawn which wraps round three sides of the house with planting and hedging round the perimeter.

There is a large raised slate paved entertaining area leading off from the kitchen, a further patio area to the rear and a gazebo seating area at the bottom of the garden, perfect for the evening sun.

Off the rear patio to the left is the Garden room and to the right an external shower, a raised deck with space for a six seater Hot Tub and access to the Games Room There are two further storage sheds and space for a large Hen House.

Garden Room-

With windows on three sides and views out over the garden this would make a perfect office or craft/art studio

Games Room-

Large carpeted room with wall mounted TV. A great den away from the main house or would make a great office.

St Ives has some outstanding schools across all ages. St Ives Infants (Ofsted Outstanding) St Ives Juniors (Ofsted Good) and St Ives Secondary School is the first Secondary school in Cornwall to receive the Ofsted Outstanding classification.

Location

Cornwall’s unique character comes from its historic landscape and some 400 miles of spectacular coastline. This superb property sits in a quiet rural setting yet only a mile and half from the centre of St Ives and its amenities.

Home to the landmark Tate St Ives Gallery (built in 1993) and the famous Barbara Hepworth Museum, St Ives is bordered by three beautiful sandy beaches which are repeatedly voted among the best in the British Isles, one particularly for surfing. Set against the colourful backdrop of the working fishing harbour, the turquoise waters of St. Ives have attracted artists since the 19th century due to its renowned clarity of light. The town, with winding cobbled streets, is also a ‘foodie’ destination packed with numerous restaurants, pubs and cafes all offering excellent fare including the award-winning Porthminster Beach Café.

At nearby Lelant, overlooking the Hayle Estuary there is a spectacular links golf course with views stretching up towards Godrevy Lighthouse. A scenic branch railway line links Carbis Bay and St. Ives with the main London-Penzance line at nearby St. Erth.
