Crutherland Farm Woodlands are located approximately 2.5
miles southeast of East Kilbride in South Lanarkshire. The
property is relatively low lying and surrounded by pastoral
farmland, other woodlands and open moorland. Offered

Location and Directions
From East Kilbride, take the A725 road southeast for
approximately 1.5 miles to the Torrance roundabout. At the
roundabout take the second exit, continuing on the A726,
Strathaven road, for approximately one mile before turning
left at the signpost to Rigmuir waste facility (Point A on the
sale plan). Continue on this road for approximately 400 yards
and the woodlands are on the right hand side of the road.
Access from this point is on foot.
Description
Rigmuir Wood extends to 5.37ha and is a pleasing mixture
of open ground and broadleaved woodland with a mixture of
silver birch, oak, willows, ash, holly and hawthorn.

Sporting
Sporting rights are unlet and included in the sale for all
Lots. Roe deer are resident. The design of the woodlands

Mineral rights are included in so far as belonging to the

Boundaries
The native broadleaved woodland is stock fenced. The
Scots pine/Mixed broadleaved woodland to the south of
Lots 1 and 2 are unfenced on their southern boundary.
Third-Party Rights and Burdens
The Property will be sold subject to and with the benefit of all
servitude rights, burdens, reservations and any other thirdparty
rights howsoever constituted.
Access
There is a heritable and irremediable right of vehicular and
pedestrian access on the route marked A-B on sales plan.
Development
The seller will reserve the right to install services and
discharge surface water within the woodland.
Any sale will be subject to a clawback agreement in favour
of the seller in respect of any future planning approval on
the woodland. The agreement will require the purchaser to
pay the seller 50% of the value of any uplift in land value as
a result of planning approval, to be determined and settled
within two years of any consent being granted. For further

Viewing and Closing Date
