General Remarks and Stipulations:
This productive land lies on or close to the seam of red land which runs from Exbourne towards Crediton and is mainly arable with one field under grass ley and one pasture field well served by local roads with good access being gently sloping or level with the fields enclosed by earth banks or earth banks with growth. The land is located South West of the small village of Colebrooke in pleasant Mid Devon countryside. The county town of Exeter is 13 miles distant, Okehampton is about the same distance away, Crediton is 4 miles away. We have been informed by the tenants, who are leaving on 28th September 2021, that they have applied pig dung about every 3 years, also compound fertilizer, phosphate and potash when found to be necessary, likewise lime when appropriate. Crops grown have included winter wheat and barley, oats, peas, maize with about 8 acres under ley grass. We have agreed with the tenants that they will leave the arable land under stubble.
