Detached 2 bedroom bungalow in a 1 acre plot with river frontage, in need of improvement or replacement being sold with no chain.

Adjacent to the A377 just outside the Mid-Devon village of Lapford, with frontage onto the River Taw, this detached 1950s bungalow is sat in a plot of approx. 1 acre of gently sloping lawns down to the river. There are road and rail links to Crediton/Barnstaple and a local shop, primary school, pub and train station are in nearby Lapford.

The property is of non-standard construction, being timber framed with rendered board. Due to the construction, obtaining a mortgage may prove difficult so please be aware of this prior to viewing. The property needs a full renovation, but once complete, especially if remedial works on the main construction are carried out, would be a fantastic home in a beautiful large plot. Alternatively, it may be possible to seek permissions to rebuild a more efficient home on the site, in which case, this makes for a quite unique opportunity for a potential new build in an acre of established land.

The bungalow is on well water and private drainage, there is an oil-fired Rayburn in the kitchen and uPVC double glazing.

From the road, there is a pull in for parking, although more could be made of this as there is an existing slope and gate to provide a further parking area. The gardens are mainly lawned with planted beds, a variety of trees and of course, the pretty River Taw along the bottom boundary.

Agents Notes: Due to the property construction being non-standard, please note that mortgages may not be available to you to purchase.

Please see the floorplan for room sizes.

DIRECTIONS : From the High Street, proceed west on the A377 towards Copplestone and proceed through the village, bearing right after the traffic lights (staying on the A377). Go through the villages of Morchard Road and into Lapford Cross where youll pass the petrol station on your right, stay on the A377 and go over the railway bridge. The road sweeps to the left and Sulby Glen will be found on the left hand side after leaving the village.

LAPFORD is a large village, beyond Morchard Road on the A377 9 miles from Crediton and 16 miles from the City of Exeter. Like most Devon parishes, its not far from a lovely collection of trees Eggesford Forest is just up the way, a regal coniferous plantation that plays host to variety of creatures including adders, butterflies, buzzards and woodpeckers (and badgers!). The village itself has a primary school with an excellent Ofsted report, sizeable playing fields (with a football pitch and kid-friendly playground) and a busy pub The Old Malt Scoop Inn, once a 16th Century coaching inn which now offers an e la carte dining experience, using only the best local produce.
