Oldany is a specular residential and amenity estate located on the north west coast of the Scottish Highlands. The estate is set amongst breath-taking scenery with ancient mountains of Assynt and the rugged Atlantic coastline. The property extends in total to approx. 190.06 acres (76.91 Ha) and is an attractive blend of grazing land, moorland and amenity woodland together with approximately 0.7 miles of sea frontage. The estate has two attractive residential properties which are both situated on elevated, south facing positions and a small range of agricultural buildings.

Oldany Lodge
An attractive and substantial 1 ½ storey traditional lodge of stone construction set under a pitched and slate covered roof. The lodge is reached from the public road via a private driveway which leads to a gravel parking area to the side and rear. Surrounding the lodge are areas of lawn and an area of attractive mature woodland to the front and side. Internally the property is well presented and provides comfortable family accommodation.

Oldany Farmhouse
Located a short distance to the south west of Oldany Lodge is the farmhouse which is of traditional stone and slate construction and of 1 ½ storeys. The accommodation is currently utilised for holiday letting purposes and is extremely well presented.

Adjoining the farmhouse are two traditional former agricultural storage buildings which have significant potential to re-develop as further accommodation (subject to the appropriate planning consents). In addition there are 2 agricultural storage sheds constructed of stone walls set under box profile metal roof, there is also a walled vegetable garden.

The property is set in a beautiful and wild location on the west coast of Scotland. The area provides a stunning setting for walking, climbing, fishing and sailing, with the property perfectly placed for those looking to get away from it all. There is a local shop with post office, petrol station plus places to eat and drink in Lochinver; more extensive amenities can be found in Ullapool to the south and Inverness to the south east.

Land
The land at Oldany lies mainly to the north of the Lodge and farmhouse and is a mixture of in-bye grazing ground below the Lodge and farmhouse rising up to the summit of Torr Mor at 94 metres above sea level.

The land provides an interesting mixture of opportunities for the sporting enthusiast or for environmental interest with an abundance of wildlife and opportunities to further enhance the diversity of the landscape by such things as native tree schemes etc. The coastal boundary is perfect for exploring the multitude of islands which lie offshore. Included with the sale, to the extent the seller can grant it, is title to the foreshore to the north and northwest of the estate, and a boat can be conveniently launched at the north-eastern boundary of the estate.

Fishing
Included in the sale, in sofar as included with the titles to the Estate, to fish for salmon in the River Oldany, running in part through and in part on the border of the Estate. Given the coastal location, there are also fantastic sea fishing opportunities to be enjoyed.
